It seems a bit of a bargain to me, better than a London gin palace! and you can rent surface rights to Lake Vyrnwy for 30 years, that would see me out. All I need now is £11mil.

Use of more than one exclamation mark, and the word "fab" on a >£1.5mn house - shoot him, shoot him now (or at least change agents).
