I wouldn't hide! Looks a lovely smart presentable house. For the photos, you have made sure it is smart, tidy and clean. No creepy dolls or weird things. I'm not familiar with your local market but as long as it is priced right there is nothing to put buyers off.

The decor is neutral and clean, and then it is accessorised very well. i.e. you have bold bedsheets so it does not look bland.
The garden looks low maintenence as well always a plus point.

    Good look with the sale.
I'm never offended by debate & opinions. As a wise man called Voltaire once said, "I disagree with what you say, but will defend until death your right to say it."
Mortgage is my only debt - Original mortgage - January 2008 = £88,400, March 2014 = £47,000 Chipping away slowly! Now saving to move.
  • picklepick, what's the area like? I'm from Gatley, Stockport so not too far. Worth noting I'm not ready to buy yet.
  • Thanks for letting us all have a nosey picklepick. I think it can only be a good thing getting lots of exposure by putting it on here. Id be tempted to do the same if I wanted to sell my house !
You must let us know if you get a buyer who saw it here first !

I initially thought, "wow - tiny house" because of the fact you have your lounge where normally the dining room would be, and I didn't realise there was another room at the front until I looked at the floor plan. Could you present it with the lounge furniture in the front room, and the dining table in the room next to the kitchen?

I might also have moved the bed further to the left in the spare bedroom, so you can see it is a "proper" double sized room, and (my personal taste only!) would not include the photo (15?) which shows the glass panels at the top of the wall.

    Thanks for your input, Srapped.
My personal opinion is that the front room would like tiny as a lounge. It's smaller because of the hall. My furniture would be so cramped in there. It suits the house better to sit at the back with the patio doors open to the garden. It makes the house more sociable to be open plan to the kitchen and stairs, I think. I sit with my feet up whilst hubby cooks. I know, I'm lucky eh? haha
We don't use the front room as a dining room, we use it as a study. But set it up as that for the sale.

Does everyone else agree with that point? Or should I Change it?

With regards to the windows, I dont like them either but surely someone would see them when they came to look so why exclude them from photos?
Not putting less redeeming features in photos is an estate agent trick to increase viewings, so it looks like they're doing a better job than they are. IMO. What's everyone else's view on that?

This is all wonderful feedback though. thanks!

EDIT TO SAY: Sorry for hijacking the thread. I shall keep quiet about my house now haha You can all go back to laughing at the crazies ;-)

At risk of continuing the hijacking - I like the way you have the rooms set up. The bedrooms are really big too. If I was looking for something in your area, I'd be viewing yours.

Ooh ooh! I like your jar in the kitchen. My Mum had a similar one in the 70s, but her one was mustard coloured. I like stuff like that. :D

When we lived in a Victorian house with the two reception rooms behind each other we always used the rear room (with French doors leading into a conservatory overlooking the rear garden) as the living room and the front room as a dining room, even though size-wise they were pretty similar.......if anything the front room was larger 'cos of the bay window. We also felt it was better to have the room in which you would spend most time sitting relaxing overlook the large rear garden rather than the smaller garden situated at the front of the property. The people we sold the house to have kept a similar layout although like yourselves they use the front room as a study, but retaining its function as a dining room too.

For its size your house looks well presented and apart from agreeing with other posters' comments about the duplicate/blurred pics I wouldn't change anything if I were you, although I don't know if it is correctly priced as I'm not acquainted with your area.

Fingers crossed you sell quickly and good on you for being brave enough to post it here for all of us ultra critical types to comment on :D
