If you're trying to sell a house for £1.3M that's worth £800k maximum (I'm being generous - Zoopla suggests 724k), wouldn't you tidy up a bit? Mow the lawn? Typically, when you point this out to this kind of vendor (we get them on here) the answer is "that's the buyer's problem" and / or "I'm not giving it away".
