The only photos of the kitchen had me thinking "Shame about the size of the kitchen - pass...next please" - but the written details seem to indicate it's bigger than that (if still not a great size).
Hence I think they could do with another photo or two of the kitchen to show it's not quite as tiny as it at first appears. I'd also stop describing the back garden as larger than normal - as its small - and that would mean potential buyers might start feeling a bit distrustful. The first photo appears to show that part of their garden is actually really next door's garden as it is (presumably bought all officially from them?) and I know I'd feel a bit awkward about it if I were in the position of owning some of next door's garden (even though I would have bought and paid for it - or, to be more accurate, the previous owner of my house would have done so).0 -

This is why I left Bath. Anything slightly countryside in the surrounds with a decent plot is silly money. This one's clearly been around for some time though, so sillier than normal.
