    The "dressing room" is more of a landing with shelves.

    The attic conversion bedroom has led them to a new use of the adjective "mezzanine" in the naming of the photos.

    As for the washing machine, most likely explanation for that is that in the "house the vendor has in their minds eye" they have a utility room and things like washing machines are out of sight. As this house doesn't have that utility room then the vendor probably decided its best to make a feature of it.

    Either that, or someone ELSE (ie not the owner of washing machine) had damaged the look of it and had refused to pay for the necessary replacement, so the owner had decided to make it look "meant" iyswim.

    What a mess upstairs. No downstairs loo so a bathroom needs to be accessible on landing upstairs. With that in mind:
    - reconfigure main bathroom with access from bedroom and ditch the corner bath for a proper one!
    - hard to work out how to configure the rest. New stairs can't go right on plan as no attic there :rotfl:. Also it looks nicely done. I'd sacrifice the back of bedroom 2 to make a corridor through to dressing room, under the top of the stairs.
    - Shut off ensuite to dressing room. Dressing room now becomes a study or small playroom with stairs in it.
    - Bed 2 is now long and narrow but at least house flows better.

    Not worth spending money on now but that's how I'd have done it at the time. Assuming I haven't missed anything :o.

  • Those floorplans are sometimes rather inaccurate. On a few occasions, when we were house hunting, the floorplan for a house would show whole rooms with no doors to get into them!

    I assume the en-suite (and dressing room) is intended to be the en-suite for the mezz bedroom rather than any of the first floor bedrooms.
