We had similiar situation when we were moving house 5 years ago, we had stress from day one, a chain of 7 and we were in the middle of it ....... we all sweat blood and tears to get to exchange, then when we all got to stage ready to exchange, trying to set a completion date was a nightmare ....... not every member of the chain could agree a date because of holiday commitments, and the last person in the chain could not move into their house because it was inhabitable and been told all along (by the agent that exchange would be about August time .... we were mid May now).
My buyer was expecting early July so didnt want to leave it ...... so we asked advise from our agent (who was brilliant) and she said in situations like this, someone has to give, or it can collapse ...... so we "gave" ..... we (family of 4) put our house in storage and moved in with my parents for 2 weeks (luckily have a large house). Even upon offering to do this, the house we were buying said oh sorry cant do that day as its our son's sports day !!!!! Priceless, we were "breaking" the chain so everyone would be able to move, and then we got a stupid comment like that ...... how i didnt lose it with them i dont know to this day ....... in the end, of good negotiating by our agent, we moved in the day before sports day !
My point being, is someone has to give, i appreciate OP you have already been very considerate, but some people just wont give, its all down to whether your prepared to call her bluff ..... with the risk of it collapsing!

Same day for us...i dont know why but might it be because it was a cash sale..
We are in the process of buying - cash sale - and have been told by our solicitors that you can exchange and complete on the same day but if you want to do this it means that the actual day will be 'pushed back'. Took me a while to get my head around this, but apparently anything that has to be done between exchange and completion is then completed without exchanging and exchange and completion takes place together.

A devils advocate tale of what could possibly be the vendor's perspective.
She had a rental property lined up that she was being pushed to sign for but she couldn't commit without exchange. She knew that this place was at risk which is why you were pushed so hard get exchange as quickly as possible. At the 11th hour, she ended up losing that property because you weren't ready to exchange soon enough. However, as she knew it was a long shot anyway and she knew that you'd moved heaven and earth to achieve what you've managed to achieve, you haven't been blamed for her missing out on the rental. Instead, she's run around like a crazy person to secure something else instead and not hold you up any more. But the only place that she has found to suit doesn't become available until August 23rd. As you have been so helpful and flexible so far, she is sure that you won't mind waiting the extra week.
There are always 2 sides to every story. Put yourself in the other parties shoes and it is much easier to negotiate a position that you are happy with. Explain why the extra week is a problem for you and your vendor might try to find a way to move earlier.0 -
Now, I've just had an email saying that the vendor cannot possibly move until the 23rd at the earliest and therefore completion will be after this date. I'm more than a little annoyed to be honest since this means nearer 3 weeks between exchange and complete. More to the point, my employer has granted (under protest) holiday for the week of Monday 22nd giving me Saturday 20th to Sunday 27th to get it all finished and ready for me to come back. I cannot move this time, if I dont take it, I lose it due to company rules and we've already pushed it back twice.
This sounds perfect. Set the completion date to the 23rd/24th. You have one weekend + Monday/Tuesday to pack up your things and clean at your current residence, and the rest of the week + another weekend to unpack and sort utilities at the new place.

Well, it may sound silly like a silly excuse, but I suffer from joint problems and arthritis. I know that this move is going to hurt me physically (due to past experience) and I wont be fit for work for at least a week. If my knee swells, I physically cannot drive because I cannot bend it. If it had gone though as expected, I would have moved on the Saturday, been in, pottered around and taken it easy for the next week and gone back to work. As it is, I'm going to have to move in a rush, get sorted and then try to rest for a few days before returning to work hoping that nothing pops or swells.
Yes, I know that there are specialist movers who do the whole lot for you, but we dont have the £1000 it would take to get one of those although I really wish I could. I've examined the possibility in light of events, but it's not feasable after the everything has been paid. People who said they were free to help move now suddenly arn't when push comes to shove so it's just me and the other half and a van again.
I take the point about the other perspective and believe me, I've can see it happening that way, it's just the sheer rudeness of it all. I'm getting no feedback from the EA, he's gone silent and my solicitor is saying that the deadline for exchange is this afternoon at 4pm, otherwise it's Monday. Now, given that the vendor can only allegedly look for a house on a Saturday, that only gives her 2 Saturdays to find something else before completion which is exactly the situation I was trying to avoid. I dont think the EA knows what the hell is going on and I'm beginning to get worried that there is something else going on here.Debt Free! Long road, but we did it

We are now exchanged, so no going back now. It's been a massive rollercoster ride with three houses and months of work and anxiety. Funny, I thought I would feel different after exchange, but I don't...Debt Free! Long road, but we did it

We finally agreed on Monday 22nd August with the actual completion being slated for first thing in the morning. After I found the missing EA, it turns out that the vendor is moving into her sisters' house for the time being, but that she doesnt return from holiday until the Saturday before. They are actually moving on Sunday and I've been promised that the house will be empty on Monday morning. This isnt the Saturday date I was hoping for, but with the following Bank Holiday, it's pretty good and I can live with that.
Now I've got fun and games trying to move my daughters into a new school 3 counties away. Both counties admissions departments disavowing responsability and passing the buck backwards and forwards. I'm not sure which way to turn - to top it off, the only bloke who seems to have a brain in Oxford Admissions in on holiday until the 15th....urgh!Debt Free! Long road, but we did it
