Go back to her and explain your situation honestly (regarding the non-changeable holiday dates). She may not realise what an issue the date is for you, unless you have told her. A reasonable person would try to accommodate you, for example by staying with family or friends for a few days. Maybe you could agree to store a few bulky items for her if she genuinely cannot move to her new place until the 23rd. Unless you are willing to lose the house by taking a hard line, it's all about negotiation.
What your solicitor may have meant is that 5 working days is the MINIMUM standard time between exchange and completion, as this is how long it takes to draw down mortgage funds and so on. (It can be shortened in some circumstances, but a good rule of thumb is 5 working days minimum). The "usual" time is not often the minimum.0 -
Same day for us...i dont know why but might it be because it was a cash sale..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

I cant as the EA I was working with is currently off on paternity leave and the new one couldnt find her !!! with both hands. On Wednesday, I was being chivvied by the EA to get the paperwork back and get exchange for this Friday. I told him my situation then as I had done the week before. He said the vendor would be 'over the moon' with the additional week and it would all be fine for the 19th. Now, he's disappeared suddenly and I cant get hold of anyone. Last night I got a message from the new EA saying that the vendor couldnt move until 23rd so suck on it, oh, and not to exchange today.KateLiana27 wrote: »She may not realise what an issue the date is for you, unless you have told her. Yes, and that's why I feel a bit agrieved. All the way through this I've bent over backwards to get this through because she was 'desperate to move' etc, I even turned the paperwork and deposit around on Wednesday in anticipation of exchange today so she would have this weekend and next weekend to find somewhere. The EA had told me she has several places in mind and it's just a case of signing papers which she cannot do until after exchange, which is fair enough. I've been trying to be reasonable, but I gave an inch and she's taken a mile.KateLiana27 wrote: »Maybe you could agree to store a few bulky items for her if she genuinely cannot move to her new place until the 23rd. Negotiation in fine. I just dont like having my hand forced. I've been told that this is how it is, so stuff you.KateLiana27 wrote: »What your solicitor may have meant is that 5 working days is the MINIMUM standard time between exchange and completion, as this is how long it takes to draw down mortgage funds and so on. No, I confirmed with him last night. He only needs 4 days, not 5 to between exchange and complete apparently. I've never heard of this and have no experience, but I cannot see why an electronic transfer would take longer to be frank. He tells me that if we exchange on the 15th, that would be fine for the 23rd. I'm just !!!!ed that all the way through it's been 'hurry hurry' and now it's 'oh, wait....'Debt Free! Long road, but we did it

Dear petal: I appreciate property purchase may make some people feel stress but surely there are manners to be adhered to?? If this is your style of communication I doubt you chances of success in negotiation with your vendor.. - Seriously, people like dealing with people they like dealing with ...

I think the punctuation was meant to be:
I've been told that: "this is how it is, so stuff you."
Didn't read that as OP telling anyone to stuff themselves ... just that she'd been told to stuff herself!0 -

...and people say that punctuation isn't necessary in English anymore....I'd say that was a perfect case in point.Debt Free! Long road, but we did it
