There's no room sizes on yours that you can see but the under offer property at 139,950 looks a fair bit bigger imo. If I was buying in that area and looked at those two properties side by side, I'd think yours was significantly overpriced - sorry

The other property looks lots bigger !? I agree about the photo's being a bit on the dark side.
I think what makes the similar priced house seem better value is the frontage, I know you may not want to be spending unnecessary money atm but have you considered getting rid/downsizing the tree in your front garden ? I have just been back and looked at the 2 again, i think I can see where your property may not be shown in its best light.
Hope you dont mind but my observations are,
if you had a shuffle around in the living room and made it less of one long room and split it slightly using the sofas it could appear bigger. (looking at the house on Crinan Grove, the living room looks bigger as the pictures overlap - by taking 2 pictures from each angle some of the room is included twice IYSWIM) I would then have the furthest part of the room photographed with the double doors open to give a sense of more space.
The kitchen is lovely, all I would say is the huge double fridge/freezer takes a lot of room, are you including it in the sale ? If not I would have a picture without it in.
I would ask for the photo's to be re-ordered so the dining table is after the kitchen so its clear they are one room.
2 Of the 3 bedrooms dont have beds in, this makes it unclear what size bed would fit, any way you could borrow a bed for pictures ?
The hallway door is closed, re-take with it open. This will show that you have an entrance porch which isnt all that clear from the other pictures. There are no pictures of your utility or 'guests cloakroom/wc' either.
All of the above is really picky, and not something you would even be bothered by when you view the house Im sure, but if you are in competition with other homes in your area and want top dollar I think its important to get the first impression right.

This is comparable to my house and this property is smaller.
Now seeing the pictures for your house against the house in the link above - there is still no comparison. It's not the interior but, as others have said, it's the lack of kerb appeal.
The other house has driveway parking - that is a big plus.
Your interior is great but you need to be realistic about first impressions from the exterior.:hello:0 -

Get the floor plan and room sizes on. The living room looks very long and narrow - the picture makes it look as if you couldn't get a sofa across. The floor plan will help prospective buyers - I have no idea what the purple room is - I presume it is downstairs because of the tiled floor but not sure. One other thing I don't like, and I don't know why is the St Georges Flag on the garage next door. (Yes I am English and I know this is sad of me
)

Thanks for the input. When you click on right move see similar properties makes me feel a little better. A floor plan was done. I suspect it will all be updated tommorow by the EA.0
