Undervalued House by Estate Agent?

    The house in your OP may well have sold for considerably less than the asking price. "IF" it sold for 100,000\105,000 and it needs renovation then I would say that £125,000 for yours in good condition is a bit OTT to be honest. I know Stafford a little and I wouldn't pay more than £120/£125,000 for yours.

With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I agree with this comment - the design of your neighbour's house (which you say is very similar to yours) is a very basic, council house type design (not saying there is anything wrong with that at all) whereas the one in your other post that is on at a higher price has been much improved to the front with good off road parking and has a really great interior.

    Unless you give us photos of your property we are not really going to be able to help further than suggesting going to another estate agent for a second opinion.

    We are sure of the sums. Just not sure on the best option given the market at present. I mean we can afford both but that would just be pointless.

  • I think your EA should have used a flash when he took the pictures, the rooms look dark. Could you get him to come back on a sunnier day and re-take them? I don't think the photos do the place justice, they need more natural light - particularly the lounge.

    The EA details could do with having room sizes too.

    To be honest, it doesn't have the same kerb appeal that the other house priced the same has... although I can see why you were put out that the first EA valued your house only marginally above your other neighbour's house.

    There's no room sizes on yours that you can see but the under offer property at 139,950 looks a fair bit bigger imo. If I was buying in that area and looked at those two properties side by side, I'd think yours was significantly overpriced - sorry
