    Actually by the way SS, at the rate the housing market is going if it becomes stale or house prices decline a little we might be in the best position in a couple of years time to get our feet on the housing ladder :)

    Thanks hun. Stress??? Oh just a bit. Bloody nightmare, that's what it is. Our first buyers went awol and then these buyers started to beat us down on price just as we were about to exchange and we saw £2.5K wiped out in negotiations to keep them. I'm sure I gained a few grey hairs these last few weeks.

    So proud of you for having wiped out all that debt, you've done amazingly well. Are you still MB?

    Nah mate, I took all my profit and ran as I needed my betfair balance at the time. There are loads I haven't done yet so I plan to resume in the new year once I've got a bit of cash to stick in BF.
