    I'm not sure I can see the sense of splitting up the existing furniture, assuming that they are perhaps matching sets. What use you having the sideboard and can't now buy anything to match while he has the bookcase but cannot find the matching items either.

    Wouldn't it make more sense for you both to arrive at a likely second hand value for the whole lot, divide that figure and one of you buy the other's share of the whole amount. That way, sets remain together but the other party has cash with which to go out and replace things.

    I think you need solid legal advice regarding your future position with the house, especially in the light of the joint ownership. Maybe I've got my cynics hat on but it wouldn't happen to be in negative equity, would it?
