Avoiding questions!

    It's the hot water cylinder, it was in the airing cupboard. I'm more worried about whether it caused any damage else where. I have visions of a huge water leak!

    a) go round and ask
    b) look under the tank, and at the ceiling in the room below. You'll soon see if here's been water damage!

    I'm paying my solicitor though, she's asked them why it's been done. Why don't they just tell her?

    Why don't you just go and look with your own eyes? Solicitors know nothing except conveyancing, so whatever answer they get, even if they interpret it for you, you still have to understand it for yourself.

    If your reluctance is because you don't understand plumbing, that is fair enough as a FTB - but you need to learn fast for yourself. And don't rely on a solicitor [or an estate agent or mortgage advisor for that matter] to overcome your lack of knowledge on plumbing. You might as well get a double glazing company to do your dental work for all the good they will be.

    Possibly/probably because they are worried that the question coming from a solicitor might be loaded and that if they accidentally say or imply the wrong thing they may be liable for something.

    I would stress about a solicitor's question even if I hadnt done anything wrong at all, just because it is coming from a solicitor!

    There is always an element of leap of faith/gut feeling in house buying/selling, so do whatever you need to to put your mind (relatively!) at rest beforehand, and as others have said, definitely worth having another look/chat.

    I am ringing British gas for a boiler service & safety check today, going to go round at same time to measure curtains and ask a few questions. Sellers could be panicking about the question as they probably renewed it themselves! He's an electrician so possibly doesn't have all the right certificates.

    Maybe they do. But as I said earlier. The only paperwork a vendor must supply is an Energy Performance Certificate. Anything else a buyer requires is down to themselves.

    BG give you a piece of paper which I more than likely don't keep long term, especially months after the fact. A BG check is nothing more than that - a check. To check that everything is working okay on the day it is checked.

    It most certainly is not something that I would pass onto a potential buyer during a house purchase. It is not designed for that purpose and never has been.
