They have an emersion heater too so wouldn't need boiler to heat water. Boiler was off when we looked round because it was summer. Boiler is at least 12 years old and possibly 25 years old.0

The point is that a check from last year isn't going to tell you anything. If you're worried about the boiler not working, then get someone round there to check it out. The cost you are talking about is irrelevent when you consider the cost of the house move. That way too, you can get them to check emissions etc as well. You could move into any house and the boiler might not work.....If you haven't got it - please don't flaunt it. TIA.0

Hi Kiki, Just seeing if I understand your POV. Because the tank was being renewed on the day of the survey you have concerns that it works?
If yes, and don't want to spend any money, suggest that you make another viewing appointment and ask for the sellers to be there and let them show you that the system is working. Stay for awhile and check all the nooks and crannies until your satisfied that it will be ok.
I appreciate house buying is an expensive process and we have to be wise to where we put our hard earned cash.

Ever heard the term "Caveat Emptor"? Look it up, it applies to a house purchase.
The only certificate a vendor is obliged to provide is an Energy Performance Certificate.I am not a cat (But my friend is)0
