I own multiple properties already. Until now I've been content that I just don't want the hassle of dealing with tenants.

I am always looking but I am waiting as I think they will be more repos and bigger bargains to be had. Money in other investments that I can get my hands on easily.0 -

You buy a BTL.
The tenant pays all or the vast majority of the mortgage in the first few years. As rents rise, it turns remarkably cashflow positive after just a few years. And at the end of 25 years, someone else has bought you an asset and then some.
So what difference does it make if the price of the asset fluctuates in the meantime by 5% or 10% or even 30% for that matter?
It's a free asset!!! It could fall by 50% in 25 years and STILL be a good deal.
And if nobody should ever buy anything that they may at some random point in the future need to sell at the bottom of some market fluctuation for less than they paid if they are extremely unlucky, then nobody would ever buy anything at all.
BTL isnt free, you have to pay for the deposit, you have void periods, possible professional tennants, repairs to property, etc.
Its really not a great business tbh, even when you get your "free house" the yield on it from rent is rubbish considering how illiquid the investment is, your better off selling it and investing it in something else. There is a reason big corporations sell their properties and lease them back after they've developed it and added value, its because property is a waste of capital.
Unless you're in a housing boom BTL is at best an average investment and considering the effort actually involved it just aint worth it. You might start out with a yield of say 15% (including equity increases) on the cash you've put into it but as your equity increases the yield goes to the floor.Faith, hope, charity, these three; but the greatest of these is charity.0 -

I actual like your posts even though I do not agree with many of them.
This lady is not for turning but you do change your mind sometimes don`t you. I have followed HPC for a number of years but not as a member and I remember your posts there. You changed your status from BUll to NEITHER and then you were banned.

Does "multiple" still mean 2 Hamish ?
