If you describe yourself in your OP as "a polite, decent person" and then go on to ask whether to "tell him what's wrong with ..." and a list of known defects you've obviously not revealed to him, it's hardly surprising peope are 'judgemental'!Thanks for being judgemental too with knowing no more than some basic facts - it's nothing less than expected from some posters on here.
Ignoring that, my advise would be
a) be helpful and give as much useful info about the property and locality as you can - My vendor left a folder which was v useful. doctor, dentist, handymen, etc)
b) sadly, be aware of legal risks - if you described the ch in the sales process as "in good working order" you'd be a fool to put in writing now that "the boiler needs replacing soon as it's on its last legs".0 -

He's not moving far so he doesn't need to know a great deal. The boiler was brand new in 2007 when we had a new heating system put in. The timer though never worked and we never got round to sorting it out.
What puzzles me from your opening sentence is the inference I should have revealed defects to him. Why on earth would I, or any other seller, do that if they want to sell their property?0 -

In the month between exchange and completion, with fixtures and fittings list in hand, i took all the nice stuff that we would have left, and replaced it with B&Q own-brand. Door handles, light switches, fittings, shades, bolts, window furniture, the lot. Not a nice thing was left in the house that wasn't spelled out in the fixtures and fittings list.
They didn't get a note either.0 -

It's a 115 year old house so I know I'd be expecting one or two issues, especially if I'd tried to do it on the cheap survey-wise.

Our vendors drove me mad about how they were moving a long way (Essex to Hampshire) and they needed their money early on the day of completion. He was so pushy that we borrowed the money a day in advance so that we could complete by 10.30am, which we did.
We arrrived at our new house at 2.30pm to find vendor's wife still in the shower. He answered the door with a curt "We haven't been informed by our solicitor that we've got your money yet" and shut the door in my face. We were stuck sitting on the drive with the removal van and our aged cat going beserk in the cat basket for over an hour until their solicitor came back from lunch and confirmed to him that he had had our money since 10.30am.
"I suppose I'll have to get out of your house then" he said as they waltzed out at 4pm.
They took plants from the garden too.

Our last buyer was a complete pain - took 6 mths to complete (no chain he was renting out his other house) as he kept changing his mortgage for a better deal, he also gazundered us.
I had all paints for each room labled, spare, floor, wall and roof tiles etc but the lot went in the bin. I was so pleased when the EA phoned me on completion day to ask what paint I had used in the hall as the removals men had marked the walls! Needless to say I couldn't remember. It might seem petty but it made me feel better.
If your buyer has been a pain and cost you money just shut the door and leave the keys they can work out the rest themselves.0 -
Not in a gloating way. Honest. Though he has been a nightmare to deal with so there is a temptation to.
As a polite, decent person I want to make him aware of bin dates etc but should I tell him what's wrong with the gas fire, that the central heating timer doesn't work or leave him to work it out?
(He'll also find out that the roof tiles are on upside-down but perhaps not until they curl up in a few years)
I understand that you want to do the right thing, which is commendable.
However, taking the emotion out of it, you many be exposed to some liability if you now accept that you had not discolsed material issues which arose between exchange and completion.0
