I'm pleased you said that. It's what I thought, but you've got the experience. LIR is talking about selling on the house when it's finished and moving to NYC (or wherever). Consequently, extra spent on UFH sounds like money gone.

but then if we don't sell here, will I forever look at the rads with resentment? (nothing is set it stone.....)

thanks for the advice doozer, I'll talk to dh about it when he's back and tell him, or show him, what you have said.

Please don't hold back DG, you are our residnet expert on these things.

So basically as long as I become the local MP I should be fine flipping properties to my hearts content but otherwise don't?

well, I think that if you think it equates with something you would consider off colour in that situation that's telling. The whole mp thing, when the rest of us try and arrange our finances to best suit our circumstances seems rather hyocritical now.

You see it all over Mse (and life but I try to pretend thats not so) and it depresses me profoundly.

well...not sure I'd disagree too much......money still not plintiful enough for our liking, good horse ..special girl:smileyhea and my sort of Latin lover-husband.

    yep,works for me.

I have no money, no horse and husband is decidedly Scandinavian-looking. Still happy though thankfully!

A friend did this. New kitchen, UFH and shiny tiled floor. Then the UFH heating failed in one area, sort of liveable but not ideal. Then a couple of tiles cracked - possibly from being heated from underneath. Then a jar fell out of the fridge and broke two tiles, insurance paid for a section of the floor to be retiled and she installed radiators at the same time.

UFH is a risk. Too deep and the room takes ages to warm, too shallow and you risk damaging the tiles. Plus if there is ever a problem access is an issue.

I'm sure that they are completely wrong for your house lir, but might spark a germ of an idea if there's something similar but more traditional available. Radiators as art:

Or perhaps from the same company, glass radiators that will barely show:

This company has some scrummy looking products. If only I could get storage heaters that look that sexy!

More fod for thought. Architecthas raised cost issue of oing the ground floor in the ''old part'' of the house....but not any of these oher concerns. He does keep telling me ''its not a total solution'' and that other forms of heat are needed...but I find it hard to believe...:o imagine a constand balmy 12-14 degrees:);)

heated bathroom mirror would lso save poishing the darn things with shaving foam......wonder if that could be operated by one light switch, and turned off in summer to be just one switch to use....

:eek: I can't. Unlike you and Sue, I can't be doing below 20 degrees and preferably about 22. Must be the Scandinavian way with a good heating system. Not sure about the rape and pillaging though. Abba, Roxette and Aha, they have been known to produce a jaunty tune or two... One or more of which may have ended up in my collection:o.
