    My point is that you appear to have specific issues to which you would like guidance but you seem to be reluctant to give any definite details.

    I don't see how asking an oblique question about the property ombudsman can help you.

    If you want help from others who could be able and willing to give you advice I would suggest in the gentlest terms possible that you not be ruddy rude to them!

    bitterandtwisted - if you read my question (which is the point here surely) my question asks if anyone has experience of the PO. If you do then great, if you don't then you can't help can you......? So to make this quick and easy have you had any experience with the PO and if so was it good, bad etc and if so maybe share your experience. If not well, you can't comment so no real point it getting involved is there.....?

    Instead of starting three threads about a problem which you aren't willing to disclose any details of I suggest that you consult a professional and pay for their advice rather than getting @rsey with other posters who don't appear to want to stay on-topic.

    Re my point about both tenants, landlords and agents. Far be it from me to teach you English, but as you seem to want to be picky, the 'both' refers to the landlord, tenant because you will note the "and" agents afterwards. Suggest if you can't add value please don't bother.

    I'd suggest a course - either how to get of with people or perhaps of some of the many excellent prescriptions the drug industry has developed for so many problems, How you feel better soon.

    I have extensive experience of the PO, and all the tricks of the trade to get them onside. But unfortunately I don't wish to share them, sorry.

    I referred to them once over an issue with a letting agency. They were useless .

    JQ - Not even worth the reply, but it's your time so it's your call, but pretty petty, you and artful will get on just fine.

    Cyril - Thanks, this is what I was beginning to wonder, and will now begin to pursue legal action as this seems to be generic from other forum threads I have read, with sensible replies.

    theartfullodger - suggest you need some of those drugs judging by replies you have had over your history. Hope you feel better soon and learn a bit more about relevant topics rather than the bull you give out. PS please don't bother to reply you are boring me now......!!!

    If you're considering legal action against a landlord who you think should have disclosed the details of a dispute with a previous tenant I suspect that you will be wasting your company's time and money.
