I typed you a big reply and lost it.

Don't bother. The service is clearly only price led - their referral service they claim to beat on price and referral fees - so charge a customer the least amount of money and pay the broker/estate agent the highest referral fee. Not the best place to start.

Internet conveyancers in general are not qualified. They are slow at best and will totally jeopardise your sale at worst.

I have used one and it was only my experience that got us where we needed to be and I was literally managing the girl dealing with us in the last couple of weeks. Without prior experience, you'd simple not even know where to start with someone that didn't have the right experience themselves.

Proper, named solicitor via a recommendation if possible! You can get value for money but the words "buy cheap, pay dear" ring very true with internet conveyancers.

Well if you google them, their website seems mainly geared to introducers such as mortgage brokers an estate agents sending them work - it doesn't contain much that would interest a potential individual house buyer or seller.

You may find that an estate agent or broker will get a referral fee from them so you need to be aware of that possibility.

If this is the case then:

    a) how far do trust the recommendation of the agent/broker?
    b) you might want to think about why they have to pay such a fee to get business.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

Thank you both for the replies. I was a bit unsure and will now not use them.

The other quotes for local places were around £120 more each and I am buying 2 buy to let properties so an extra £240, but what price peace of mind and the fees will be tax deductable.

I have learnt so much from both of you on these forums, thank you so much for sharing your expertise :)

  • I have just used this company and wouldn't recommend them to anyone.

Yes there quote was competitive and i was seduced by the price. In the past i have used more expensive recommended solicitors and still not got the service i expect.

I don't think that price is the only indicator to how good a solicitor is. we exchanged after 7 weeks of me and our estate agents chasing and chasing which isn't bad but we were the slowest in the chain. I do wonder what would have happened if i hadn't chased.

We did complete on time but nearly 3 weeks on and i am still awaiting funds owed to me. I'm not sure how long they can legally hold my money. Does anyone know?

No i haven't but the name itself put me off!

I always think don't be swayed by saving a few quid on solicitors fees when you're about to spend the most amount of money you probably ever will, in one transaction.

I much prefer using a fairly local solicitor that you can speak to and go and see if necessary, rather than a 'computer says no' bunch in a call centre somewhere in the world!

I can't see why there is a belief that their fees are loaded by referral fees when the fixed quote for a sale is just £284, including disbursements. There's only one post of somene who has used them. Every solicitor will have concerned clients.

The replies seem to be more based on FUD around online conveyancing than experience of the organisation. Conveyancing has become much more straightforward these days. Even a solicitor that you go in to see will use the same approach to getting searches done (only relevant when buying) - i.e. they'll use the specialist companies who do it cheaply as they have standard processes.
Reading various forums theres just a much a chance of local solicitors taking far too long as there is inetrnet based ones. Guess it takes some effort to chase them and to keep your case at the top of their priority list. That effort may be worth the considerable saving - over £700 based on my quotes on on-line vs face to face.

SEE MY UPDATE LATER ON. AVOID THIS LOT.
  • Please do not use this company - they are not registered with the major lenders - they took 6 months to complete a simple purchase which should have taken 4 weeks - and they do not talk to the clients. Please go elsewhere and save alot of heartache.
  • I note on the Law Society website that it is a sole practitioner. Most lenders will not permit a sole practitioner to act for them as well as the purchaser, which meands that the purchaser will have to pay extra for another solicitor firm to act for the lender.
  • Hi, has anyone used this company for their conveyancing and if so were they ok.

    Thanks

My honest advice to everyone who reads this thread - AVOID using iConveyancer (formerly known as JB Law) based in Leeds. I had terrible experience with them, making several formal complaints, but did not see any improvements. I have nearly lost my sale because of them! The comments on their website are absolutely untrue! You would have your worse experience ever dealing with this company. They are not professional, no clue of the customer service concept, unfriendly staff. AWFUL! Pls AVOID by any means!

This is not a place for me to moan abt my probels with iConveyancer, but if anyone interested send me PM and I can tell you my story. I just want to pre-warn all readers not to repeat my mistake by appointing this firm. They may be cheap but you will regreat that you use them!

A simple sale is taking over 3 weeks to get to exchange once we've agreed contracts with the buyer. Why? Because their person handling the sale didn't read any of the communications from me or the buyer's solicitor, and did not even get the title deeds from the Land Registry until I really started challenging him over his inability to respond to simple queries from the buyer's solicitor.
Whenever I called him the response was placatory, and misleading (actually downright lies at times). He promised that he'd sent something in the post that day, but from the post mark on the envelope it was not sent until 5 days later.
They have a system you can sign on to and see the progress of the conveyancing process. It's a pathetic system, is inaccurate, and has poor security.
