    Thanks for your reply and I'm actually pleased that I can at last help yourself and others, as in the past I've always been the one needing help from others in this forum.

    I'm really sorry to hear that you've not made much progress with things, as I actually logged in to give an update on my case. After I left a message with Daniel, Chris Jones actually phoned me on 18th Jan to say the property had been registered with the Land Registry and that it and the other usual completion docs would be with me shortly. I asked him for a commitment of how long 'shortly' was and he said within 2 weeks. That sounds good, but me being a dotting I and crossing T person, I've diarised to chase it up with Begbies Traynor if I haven't received them by then. So, in my mind my case isn't finalised until I receive those docs.

    Re the time frame by when a property would normally be registered in your name; in my experience it depends on the Conveyancer. My last few mortgages have been swift completions (ie within a month), so it would usually be done within around that time. On the outside, I had one Conveyancer that took around 3 months.

    Re the Land Registry, I don't think you are worrying too much about potential fraud re Title of a property. Especially now as there has been some chat around for a while about how fraudsters are doing things like acquiring title to people's properties by impersonating the registered owner and then going on to commit fraud (although you’re more at risk of this if you don’t live in the property you own). Land Registry allows you to let them know for free about your address and contact details in case they need to contact you to query any request/application that's made re your property. Obviously if they've never had you down as the registered owner in the first place, then all this can go on without your knowledge.

    You haven't said what progress with your case either of them gave you; did they say it had been registered yet? Personally I would contact Daniel/Chris again, and this time ask them for a commitment of when you should expect to receive your confirmation of title registration by or whatever else they're meant to be progressing for you, then make sure you diarise it to follow them up.

    I know it's a pain and you shouldn't have to do it, but in my experience in some situations you really do have to take care of 'breast feeding' certain people in to making sure they do what they're supposed to do. I also appreciate that you're feeling irritated and helpless, and I would feel the same to be honest. However, you're not completely helpless and you do have certain rights, particularly as an Administrator has been appointed. They're getting paid to deal with these matters, so don't be afraid to assert your right to have them dealt with.

    One last comment re paying out any more money; I would personally think very carefully about this. Not only is it unfair that you should have to, but you may well be able to get your issue resolved by pressuring the Administrator as above. If you do decide to though, I would contact the Solicitors Regulation Authority (sra.org.uk) in the first instance, to make sure you are getting impartial and correct advice on your next steps. There is a page on their website at consumers/problems/solicitor-closed-down that you might find useful (I can't post the links in here I'm afraid).

    Now I am wondering what are my options - can I complain anywhere or any arm-twisting advise which could help me.
    As of now I am not even focussing on the money part but am trying to get atleast the File/documents related to my property from these guys so that some other solicitor cold help me - but so far no luck .

    Just giving an update on my dealings with the Administrators. I had to follow them up for my Land Registry documentation that I requested (in my previous post). I then received an email from a different Solicitor with the title information attached. Sale was completed on 22 Sep 2011, but better late than never! Have you had any success with your dealings with them?

    not sure if this is in any way helpful, but I bought my first property March last year with i-conveyancer and they still have not registered me for ground rent/service charges and also my mortgage have not contacted me about not having land registry... any way I pre-empted problems in the summer time as I was doing most of i-conveyancers work for them with registering with companies and contacting my bank etc so I made an official complaint to ombudsman as I really wanted an apology for this and for the registrations to be completed. As they are now in adminstration I will never get an apology and all I am offered is compensation, which may not cover the back log of ground rent and service charges...

    Rant over lol many thanks for your thread as I googled to find the number for the insolvency company

  • Hi all, i realise this is an old thread, but will add to it as its a similar situation. I read here that somebody used a company called BPL Law, based in Dorset. My experience with them is a long, painful, drawn out one that has very little communication on their part. They are shockingly inept. They do not seem to know their apples from their flying, flashing saucers. They are masters at dodging conversations and telling us 'oh its easy to get hold of.....' I am about to submit a formal complaint to them as our buyer was told he would of been in our flat in 4 -6 weeks. However, we are week 10 now and they are still chasing something thats 'easy to get hold of'.

    Please, just avoid.
  • I realise this is a very old thread, but here goes, I'm desperate!

    So, here I am nearly 4 years on after using JBL Law to buy a house in Leeds. But things have reared their ugly heads only recently and I need help.

    I have HMRC chasing me for Stamp Duty (SDLT) plus penalties and interest, which I paid to JBL Law. Now, because they've gone, HMRC need someone else to chase. It turns out that JBL Law (or iConveyancer) were struck off the Solicitors Register for stealing Stamp Duty (SDLT). Sohail Rashid appears to be a serial thief who should be jailed for malpractice not just struck off the register and free to set up other businesses that are equally shady.

    What the hell do I do?... I've set the ball rolling with the Solicitors Regulation Authority and sent them everything I can. I have also had one very threatening letter from HMRC and recently spoken to a debt collector who is taking me to court to seize 3k worth of belongings in the next few weeks!

    Any advice would be grand, I'm getting desperate and don't know who's liable or whether the SRA can reimburse me for free, or whether I have to instruct another solicitor to sort it?!?
