Will not having a bathroom devalue my house?

Hi. I have a very small bathroom at the moment. I dont have baths and so would rather a a little more floor space and replace the bath with a nice shower. The only thing stopping me is the thought that it may devalue the house when I come to sell it. The house is a small 2 bed mid terrace. It would suit a young family. What do you guys think, when I come to sell, would not having a bathroom affect the resale value?

    I am single and wouldn't buy somewhere that didn't have a bath. You'd be reducing your market of potential buyers.

    If there's no bath, then it wouldn't be suitable for a family. You would only be targeting singles and childless couples.

    Try washing a toddler in a shower. You have your answer.

    Get a nice shower bath.

    In both this place and the last one we did just that as we much prefer having a nice shower cubicle and was not using the bath.

    Managed to sell the last one last year and they will carry me out of this one in a box.

    But other posters are right, it may limit your potential buyers when you come to sell, I suppose it depends if you see your place as an investment or a home

    It wouldnt put me off as long as it was the right house for me, in fact saw a house last week that we have both fallen for and it has a shower room and no bath, its not put us off and we will be buying the house if ours sells before the one we want sells.

    I wouldn't like to live without a bath again. I did it for a few years a while back and hated not being able to have a bath. Don't have one often now (for anyone about to make any smell jokes I do shower every day) but it's lovely to have the option. Plus I don't agree that extra floor space is required in the bathroom cos most people don't linger there that long, most mornings I just want to get in, get clean and get out again.

    we've taken our bath out and only have a (big) shower, we did it when our youngest was around 18 months (ish)
    we hardly / never used the bath as a bath - only to stand in, and trying to stand in a bath to have a shower with a toddler was a nightmare so it had to be done.

    don't miss the bath at all, and all 4 or us shower everyday (normally in 2's)

    after all that what i'm trying to say is I'd rather have a shower than a bath, or even a shower over a bath.

  • My Scandinavian OH finds the UK concept that we must have a bathroom very strange. He asks 'but don't most people shower?' and I try and explain that this isn't the point. He even finds what we'd call a normal bath 'old fashioned'. I've shown him really nice modern ones with curved bits for the shower area and a fitted shower screen and he thinks they're ugly. Then we ended up buying a house with a corner bath which I think is a bit '70s and he really likes it!! (fortunately the bathroom is big enough for a separate shower as well).

    So I conclude, it's all just taste and conditioning and us Brits are conditioned to think we must have baths in our bathrooms whether we intend to use them or not and that if they are not there then we're somehow missing out. BTW - OH tells me that they didn't have a bath when he was a small child so he always showered.

    Personally, if I have a bath I'll use it once or twice a year at most but the lack of bath hasn't put me off renting in the past. As for buying, it would depend on the target audience given my concerns about future buyers. In a family house it definitely needs a bath. In a singles/couples flat then just a shower is fine.

    I am single and would either discount the house completely or my offer would reflect the cost of having a bath with shower over being put back in. I don't have baths very often at all, but I certainly want the option! If I had children too it would be a flat no.
