Chancel Repair Liability

    I live in a small village and took out the insurance as we found that we could be liable. As our village is small and the church is in a bad state of repair I thought it would be wise, however when speaking to the vicar of our church he wasn't even aware of the chancel, but was going to look in to it to add to the fabric fund for the much needed repairs.

    What happens to those people who bought several years ago when things like this weren't pointed out? It seems to be those who've bought in the last couple of years who've had to pay this chancel repair liability. I understand why, I just want to know what happens to the others. The only people who even seem aware of it are those who've bought in the last couple of years. For those oblivious homeowners, would they just get a bill through the door?

    When we were forced to take out chancel insurance a few years back we were told that we couldn't tell anyone we had it or it would be null and void. Is this true?? By the way it was £25.

    Car Insurance Carver!
    We were "advised" about this when we purchased a property in 2008. Our solicitor said it was entirely voluntary and recommended a policy through ChancelSure if we did decide to go ahead. From what I can remember I think it was about £68. As an eternal worrier I decided to take out the policy and our solicitor arranged everything for us.

    It's just one more expense in an ever growing list of costs, but at least this one is voluntary!!
