the search is a very general one based on postcode, and unless the Buyer did an actual search of the 'whatever the register is called again' and their was factual liability, then the Buyer should pay for such a speculative postcode result.

Sorry to bump this but has ANYONE had a claim made against them for this? We've been asked to 'think' about Chancel Insurance by our sols. My parents have lived in a neighbouring (and much bigger) parish to the one we're moving to and have never had it. There are several thousand houses in our parish - what are the chances?

Yes but that's one house paying the entire bill because of their farm land as was another case I saw.
We're in the middle of a largish town - why would we be singled out when there's a massive estate of several thousand houses between us and the church & we're in a road of 40 other houses? Even if the bill were £500k surely we'd only be liable for the £75 or so shared between the other 6500 minimum houses in the parish?
And a 25 year insurance - can't they only claim until Oct 2013?

That's the thing with going to law. A £96k dispute and legal fees of £250k to dispute it. Eventually, the case ceases to be about the original demand and centres on the legal costs.No reliance should be placed on the above! Absolutely none, do you hear?0 -

What it comes down to is this: how lucky do you feel, bearing in mind that the costs might be extremely high if it turns out that you are one of the very few unlucky ones.If you don't stand for something, you'll fall for anything0 -
I paid last year when selling my house.
The chances of the parish church chasing the residents of Orpington and getting them all to pay I would say are remote in the extreme.
But the £68 policy kept everyone happy and by the time I got this bill from my solicitor I past caring about a few quid here and there.0 -

At least 6500 houses in the parish from which to claim - even if the bill were £1million that's only £150 per house in the parish. The church barely seats 60 people, so even if they had to rebuild it I just can't see it happening.
What I want is for someone to say 'yes my parish church claimed from me' because so far no-one living in a 'normal' housing estate/town like we will be, can.
