'We buy any house'?

Hi all,
have just seen an advert for webuyanyhouse and wondered if anyone knew if these sort of companies (that promise to buy your house quickly) are any good? Our flat has been on the market for nearly a year and we have yet to have any offers, and now we getting to the point where we might need to sell it quickly (my mum was made redundant so would like to be able to move in with her and take over her mortgage to prevent her from having to sell her house) so I wondered if it might be worth investigating these companies?
I'm aware that they most likely pay way under the asking price but thought it would be interesting to hear if anyone has any experience...

    Don't do it.

    They will offer you, say, 70% of the market value and may try to knock you down further at the last minute. If you are that desparate drop the price by 20% and see what reaction you get.
  • Completely agree with LandyAndy.

    You could have your throat cut by a spiv who wants to make money out of you, or you could drop your rpice to a level where a local ftb can afford your flat to live in as their home.

    Selling to someone looking for a home rather than someone who is looking to make a killing out of you should also mean you get a better price.

    Alas, the price will not be the one you are currently advertising.

    It might be worth dropping 5 or 10% off your price and see if that has an effect. If not (since you are under a time constraint) drop a further 2 or 3% every week until you get a bite.

    I am certain that by aggressively pricing to sell you will still get a better price than from a spiv!

    If you actually want to sell then ask your estate agent to be honest with you about what sort of budget people have when buying.

    All the replies you have are right.

    These companies will not pay market value or anywhere near it. Your flat is not even being advertised at market value because no one is even making cheeky offers. You got it wrong.

    You are far better dropping your asking price to one that will see it sell quickly. Call out three agents again and ask them what the price is that will see it sell within 6 weeks. And then change your price to that. People like National Homebuyers will be offering your 70% of a sensible sale price to a FTB, not 70% of your current asking price.

  • I agree wholeheartedly with all the other replies. These type of organisations have a clever ,albeit in my opinion immoral, business model - they are taking advantage of some people's misery in the current market. As advised by others, drop your asking price and then, if necessary, drop it again and again until you find a buyer and you will still probably get more than these vultures will pay you. The only thing in their favour would perhaps be convenience and speed - no chain, multiple viewings etc.

    Don't do it! you will be well out of pocket. I was desperate to move last year, on the market for £230k, I was offered £150k over the phone by one of these companies, but I am told they reduce the offer in reality. Reduced my price and sold for £200k. reduce yours on your terms. Good luck.

    As this is a family forum I shall not use the language I would in coarser company to describe this bunch of ****s.

    They are scum, morally, ethically, wrong (etc etc etc etc..)

    They do not subscribe to the good old British traditions of decency & fair play.

    We do not want their kind in our country.

    Anyone got any ideas about putting them out of business or causing them grief??

    I guess we could all call them up & offer them our houses & let them waste time & money...

    Summary: Scum, don't touch them..

    People often understand that but can't afford to drop to that 'certain sale' price so they keep on the market at a higher price.
  • sometimes bidding the lowest possible amount can make an honest negotiation especially to those agents who are clever enough in hiding the real price of the deal. And some agents would also add a little bounty price for there self. And if you went to the deal you will have an empty pocket.
    don't invest on something non profitable.
    if a house was built by man nature is built by time.
