We are finding we could get a 4 bed for a lot less money, 4 beds in Guiseley tend to be over 250K, unless you are looking on Queensway - whereas rose avenue, St James Terrace, low lane, brownberrie walk, hall lane in horsforth all have 4 beds less than 250K.
In Guiseley there are just the new build boxes in that price bracket. Yeadon is another we are considering as again we find it cheaper. There's a newish build on henshaw lane, coverley estate, brooklands all 4 beds for less than 200K. Also my OH grew up on Gill Lane Yeadon and his parents live on Crofters Lea so gain we feel we know it quite well. Just not impressed with the primary schools Westfield and Queensway
Two of our good friends have just moved out of Guiseley to get more house for their money one has gone to Mawcroft Close in Rawdon, the other to Baildon.OPs so far £42,139

Yes it has to be Leeds really and either Horsforth or Morley, we have a budget of around 400k but was hoping not to use it all.
We have always lived detached and would prefer to stay detached and a nice detached in Horsforth could take all our 400k wheres we could spend 250k for suitable house in Morley.0 -
Otley has some nice parts but is very unwelcoming to outsiders, especially in the pubs and I cant see why it would be up-and-coming given its poor transport links and lack of building work.0

South Leeds is traditionally more blue collar. North Leeds more white collar. New housing estates skewed that a bit from early 1990s. 400K would get you a lovely house in Horsforth - I would go for that option over Morley, although I do believe on a better budget (like yours) you can be less picky as you are not going to get a bad house for that sort of money - it would have to be in a desirable area, be a nice house to command that sort of budget. I personally prefer the Cookridge side of Horsforth / train station side, as I find New Road side a bit busyOPs so far £42,139

I have just bought my first house on Queensway. I wouldnt have entertained it 5 years ago but think its a lot better and we didn't wanna leave the area.
I believe Westfield has excellent offsted results. Was always amongst the top primary schools so wouldnt be worried about sending kids there. I know Gill Lane well as I lived just off Warm lane at the bottom of Westfield0 -

I remain unconvinced. Apperley Bridge is the place to buy if your looking for a place on the up.
I like a breakfast in Wetherspoons and a mooch about down by the river in Otley during the day. Had and seen too much bother on a night to ever consider moving there0
