Hmmmm im thinking a mega declutter is needed and new photos. the photos are at the moment are just showing "your stuff".
every horizontal surface is full of stuff, im thinking of bathroom shelves, mantel pieces desks in bedrooms, even the vertical space in the kitchen is being used, the posters or whatever on the cupboard doors.
With these photos i would probably pass over this online.0 -
To be fair, I think you need to see the house in context - I grew up in that part of Wales, and although it looks a bit odd to someone living in England when you just focus in on the one house, I don't think the orange colour would look out of place in the local area.Hi, we’ve had to remove your signature. No mention of parking, and while the main roads in Llandysul are one way, this might be an issue. If parking is easy & close, that should be made clear.
You will have to 'help' the agent as regards photos, as others have said. Nice people to deal with, but their camera skills aren't the greatest! Decluttering is good, but not overkill, because a house like yours has character and it will never be a modern box.
Bear in mind that some of the properties I looked at in Ceredigion are still on the market....and I bought 2 years ago! The area isn't being helped by government cutbacks; a huge number of jobs being government funded in some way or other.0 -

Thanks for the helpful feedback - as tyllwyd said the colour of the house is quite traditional for the area yes it is the only one in the street because the majority are still stone faced on our street. We have got some cream paint to repaint - just havent had the weather to do it !
Have sent a floor plan through to the agent it was done as part of the EPC but he has failed to put it on.
Different fenced off areas are due to the different levels in the garden - fencing is actually all the same. Decked patio area and decked childrens play area.
I agree we have a lot of stuff and I did declutter quite a lot before the photos were taken. With 2 adults - a 20 yr old, a 9yr old, 6yr old and a 5yr old. We do have a lot of stuff and there is really a lot of options on places to put it !
The tiles definately haven't got any mould on them - so must be shadow off the camera.
Have taken onboard peoples comments and will look at redoing the photos and seeing what we can get rid of !0 -

No parking as such but 99%of the time you can park on the road and the car park in the park is 2 minutes away0 -
My thoughts
pic 3 = patterned wall paper and patterned flooring / carpet ? Go neutral on the walls
Pic 4 = too much going on very busy orange tiles plus mosaic tiles then big pictures
Pic 8 = not really much use plus look very messy and may put people off - where is the rest of the room ?
Pic 9 = Are you are selling to tv or the bunk beds can't work it out ???
Sorry but I think your EA has took shocking pictures and you need a massive decluter before the next ones are taken

Yes we have friends whose houses have been on the market for 2+ years so we know the market is fairly dead around us but we are in no hurry so we have that in our favour.
Just sit tight then. At least you know if you have to do a deal to sell that you're in a rising market and that everyone else is in the same boat so deal hard when you do your own purchase. We did. We lost £80,000 on our valuation but were able to buy almost the same house for half the money.0 -
It definitely needs a floor plan. I'd want to know where the stairs are to get to the second floor rooms (assume that it's a loft conversion).
It's far too cluttered, and it's distracting, although I can see past the decor personally. Start decluttering ready for your move. It makes your house look so much smaller than the details state. Some people just look at the pictures and floor plans so its vital they look good.0
