Could you tell me what you think please - we have been on the market since the 1st June and not a dickie bird - we are not in a rush to sell but would be good to get some feedback and I know the market is very slow around us.

What on earth possessed you to paint the exterior ORANGE?
I think you need to sort out whether you're trying to sell the house or the furniture in those bedrooms.0 -
Being honest, I think it looks a little cramped, dark, and dated (sorry).
All the indoor photos have a lot of clutter in and make the rooms look smaller than they probably are. For example:
Photo 2 - by focusing on the end of the room, the length is foreshortened.
Photo 7 - bathroom, try brightening up the grout and painting instead of the wallpaper, perhaps.
Photo 8 - all you can see is a bank of darkish wood wardrobes, clutter on surfaces and the floor, and something obscuring the view on the left.
Photo 9 - this doesn't show off the bedroom at all, just clutter on the left, a slightly messy bed and a TV too close - making it look very narrow.
Photo 10 - do you need the things on the floor and drawers to be on show?
Photo 11 - you can only see a small amount of floor.
A lot of the decoration is very personalised and so it may make buyers think they'd have to re-do all of it, or cannot visualise their own stuff in the house.
I think it needs to be presented far better for the photos (this may mean some disruption in order to make the rooms look as bright and big as possible).
And how is it priced for the area?0 -

The photos aren't doing your property any justice, you can't see the rooms just the furniture.
I think you need to have a de-clutter and put some things away as it makes the property seem cramped.
The exterior colour wouldn't put me off.
Is their a reason the garden has so many fenced off areas?
It makes it look quite small, you might want to take these down.0 -
I like the house, especially the garden. Orange happens to be my favourite colour so it wouldn't put me off but I can imagine it would put some off.
The children's bedrooms look a little cluttered/ small- on some of them it looks like the photographer is right in the middle of the room, they should be decluttered and the photos should be taken from the doorway to get an idea of floorspace.
The tiles in the bathroom look a little tired- either it is shadow or they have mould on them. If they are mouldy you can get a spray on mould killer which you leave for 5 minutes and then wipe off- very easy and cheap from any supermarket.

Also I can't make sense of the sectioned-off bits of the garden. And the fencing isn't the same so it looks like a mish-mash.
PLEASE repaint the exterior and the window frames white!0 -

To be fair, I think you need to see the house in context - I grew up in that part of Wales, and although it looks a bit odd to someone living in England when you just focus in on the one house, I don't think the orange colour would look out of place in the local area. Having said that, it is quite dark and a new coat of paint would freshen it up.
And I agree about the pictures looking cluttered - I would probably lose one or two of the pictures which look very untidy, or do a massive tidy up and get some more taken.0 -
Hi OP, I'll try and help and hope you aren't insulted by anything I say.
The front of the house while it's not my favourite colour, it looks really tidy.
You do need a serious decluttering in some of the rooms.
I've got a lot of stuff too and we don't realise just how much sometimes.
So put the stereo away, you don't need it.
Also clear away all the photos and ornaments.
Just leave one or two of your nicest ones out.
The fireplace is so pretty but you're distacted by the photos.
The same in the dining room, pack away all but 3 of the ornaments.
The kitchen, chuck the oven gloves and tea towel inside the oven when you've got viewers. Take the babbies pictures down and clear the stuff from the top of the cupboards.
Oicture 9. Hmm. Any viewers can't see what they are buying, all the can see is your life, and they need to be able to see the room itself. so box up all the videos etc and get them in the loft out of the way.
It is a lovely house but nobody can see it as you are all over it which is natural.
But if you want to sell you need to show it in such a way that anyone who visits can see the house.
I would discuss with the agent, take it off the market for 3 days and have a massive clear out, the re-advertise. It'll pay dividends when it come to negotiating the sale price.I’m a Forum Ambassador and I support the Forum Team on the Old style MoneySaving boards.

Look I would like to be tactful and I am really going to try to be,
If you look on google streetview you can see its almost opposite the pub, its has christmas decs up, and no other house seems to have, its painted orange.
Add that to the cluttered photos in the brochure and it is the sort of place that shouts 'go elsewhere' to me.
I know you cannot do anything about streetview, but you can change the internal photos and you could repaint it a more neutral colour, and you might want to consider doing the same inside as well.
If you don't I suspect it is going to be a long while before you get a view. Sorry but I did try to be tactful0 -
There are some nice period features hiding in that house somewhere but the clutter is distracting from them.
I think the lack of a floor-plan is a distinct disadvantage. The house is a lot bigger than the exterior and the photos would lead you to expect.0
