    The problem is that you have to show that the solicitor was negligent, not just that you are worse off than you expected.

    You should comission your own survey?
    If you didn't comission the survey it will have only been a valuation rather than anything more indepth. :eek:

    But surely even a valuation would state if it was based on a one bed flat or a two bed maisonette?

    Am I right in thinking there's a six year time limit on litigation? If so, that's nearly up.

    What does the second solicitor say about your chances of suing the surveyor successfully? You must be almost time-barred from bringing a case.

    BTW, if there are two solicitors on the same high road, they may be great pals or they may hate each other's guts. How can you expect us to tell? You really need to get a detailed explanation from the sceond solicitor what he thinks about this.
