i didnt relaise i am expected to call them everytime there is a build up of hair, just to remove it myself (which i was going to do this weekend have only been there a few weeks have not let it build up for months on end
That's not what I said. Look back: I said to flag up any potential repairs or maintenance issues early on as LL is responsible for drains etc, but that if there were any issues caused by T's actions or omissions T could expect to be charged partially/wholly.
You don't know for sure that it is " a build-up of hair" that caused the sink to drain slowly. The point is that if you know that some action is required to resolve an issue, whether by you or the LA/LL , then it's best dealt with promptly....and no idea why i would have earbuds down there)
You'd be surprised at what LLs do find down blocked sinks and drains0 -
ok i see spoke to the lady at the letting agents again she scompletly changed her tune she was going to "have to discuss the matter of if i am going to be liabile with my manager and to wait for a call from the landlord" this morning, to know saying "its one of those tings dont loose sleep over it and just check if the drain was unclogged" (apparently the landlord was sending someone to fix it all this morning! this women has panicked me to the point of tears for what sounds like her own power trip! she had told me it was all my fault this morning to its just one of those tings!0

Refuse to deal with the woman ct the LA and insist on only speaking to her manager in future.0

What do you been by how was i using it? i showered and got out it was filling up slightly as the drain was blocked there is no visable cracking at all
If you continued to use the shower after being advised it was causing a problem downstairs then it may be argued that you have contributed to the damage caused by the existing leak.....
Doubt they would get very far with it but it may jeopardise the renewal of your AST in the fullness of time.
Some landlords can be funny like that and will ask the letting agents opinion on existing and potential tenants.0 -
A similar thing happened to us. The flooding occurs because the seals in the pipework under the bath have failed. If its blocked, the water is backed up before the blockage, and trickling for a lot longer after it. This all means much more water escaping through the gaps than usual.
The blockage is your responsibility if caused by you, but the landlords leaky pipes are not. He may try and claim that the pipe being blocked (usually with hair) caused it to fail, but this is not in my opinion any way reasonable. Especially if you have only been living there for a month, when the blockage is very unlikely to have been caused by you.0 -
thank you for all your help. Had no instruction for the LL or LA as to what the problem was or how it was resolved, but got home to find my bathroom in a mess and by the looks of it the shower has been all resealed and the shower is working properly (which it was not before!) so hopefully this will be the end to the problem!0

Nearly everyone I know thats lived in rented, including myself, has had problems with damp or leaks in the bathroom.
It's just a common place when amateur landlords (have a go BTL scum typically) buy a cheap off the shelf bathroom and fit it themselves. Glad the woman has stopped being difficult thought.
I've got to say, I'm very annoyed that people have been suggesting that you should stop showering. What a ridiculous suggestion. It quite simply isn't your fault or your problem, yet they think you should somehow be expected to go without washing for a few days.0 -

I'm rather concerned that you have come home to a messed up bathroom (albeit with mended shower) and didn't know it was going to happen.
Whilst you've got to be glad your LL has got the problem fixed (hopefully) you'd hope at the very least you'd get a call saying they were going to go in and do the work - emergency etc.
The LL should be giving you notice that he/she will be needing access - there are plenty of threads on here about LL that decide they can waltz in and out whenever they feel like it. I appreicate it was classed as a plumbing emergency but the rules should still be followed.
I'd suggest you have a word with the LA about access rights by the LL!Whether you think you can or you can’t, you’re probably right ~ Henry Ford0 -

Do you think BTL scum have the ability to fit anything themselves. Especially with the clawed hands, and lack of thumbs.
