Please urgent help required!

I moved into a flat about a month ago (I am renting). I had a shower as usual this morning, the drain is slightly blocked. Was going to get some unblocker this weekend. Had a call from my letting agency to say that water had got through the ceiling downstairs and his electricity isnt working now! It didnt flood the bathroom or go on to the floor so it is possible that it is the piping and am i liable? she had made out as though it is my fault and now very worried!

    I cant see how they can assume it is your problem. You dont own the plumbing. I assume you have not put anything untoward down the plug hole.

    Tell them they need to send a plumber out. And an electrician.

    No just having showers daily! Also have been clearing out the plug myself until i got round to getting some unblocker but the women had made out it was basically my fault it had leaked into downstairs and to be prepared to be liable for damage! First time living on my own and so a bit panciked by it!

    Where the water goes once it has left your plughole is the landlords problem.

    Don't panic! The agent is working on an assumption and it's most probably based on what the downstairs neighbour had to say/rant about it. If you haven't caused any flooding by using the shower then the damage has been caused by some deficiency which is most probably the sealant round the bath/shower. That's not your fault and not your responsibility to put right.

    No, don't let this idiot letting agent push you around. The fact is it's their problem, and not yours. If you owned the flat, it might be your problem, but you don't.

    Just tell them that all you did was have a shower and that you didn't notice any leaking. Tell her shes welcome to send a workman around between x time and x time when you are in to come and have a look at the shower, but that in the meantime you aren't going to stop showering. It's her problem not yours, you won't need to pay any money or anything. This is one of the advantages of renting.

    That was the other thing she said unless I got it unblocked she would ask me to stop showering! I was only in there 10 minutes and would have had to flood the bathroom pretty significantly for it to be my fault - just was very worried and panicked by this women telling me that i may be liable (even though it logically doenst make any sense)

    If you have had a shower and watched the water flow out of the shower tray over the side and on to the floor .. then it's your fault.

    Did you allow the water to overflow the shower tray? If it has it will find a way through the floorboards and the ceiling plasterboards of the flat below. How were you using the shower? If you knew the waste to be blocked?

    I had an instance once where the shower trap was cracked on the shoulder so the waste dripped into the void under the tray and eventually found its way through. Was a devil to find.

    Request a plumber attend asap as they will get to the bottom of it.

    Of course you should stop showering in that bathroom now you know there is a problem. Regardless of the cause of the leak, you are now aware that there is a problem, which is affecting the downstairs property.

    If it is your only shower or bath in the property, the agents should send someone to attend asap.
