I'd go for a 1 bed house. Ok the second bedroom would be nice but whenever you're looking at new properties it's a case of swings and roundabouts and making compromises.Liverpool is one of the wonders of Britain,

If OP's mortgage is cheaper than his rent I don't think that's one of his worries? Plus if he's like me, the last thing he wants is a flippin lodger LOL.0 -
I bought (mortgage) a 2 bedroom house (I class it as one), it's only a plaster board sepearting it, I have to enter bedroom 1 to get to 2.
Anyway I have lived here 4 years and happy, I'm on my own and it's perfect for me.
Besides I would never consider a lodger as I like to be "selfish".0 -

Lots of flats have gardens and not all houses do.

When there's a bit of a recession on, people who can get a deposit together tend to go for 2 bedders rather than 1 bed or studios, and they bypass the starter homes. Personally, if I could stretch that bit further to two beds, I would always do that. If prices pick up again, the one bedders will start to sell again easily.No reliance should be placed on the above! Absolutely none, do you hear?0

this week maybe but what about the future?
Same goes for
- no spare room for when friends/relatives come to stay
- no room for new hobby
- no room for baby
- no room for new partner's stuff
- no room for working from home
All possible future events that need more space. The future is unknown, but I know a one bed property is almost certainly too small for most people.
Get floorplan and fit in furniture you already own. Would it fit?0 -
My first house was going to be a 1 bedder but the same week I found a 3 bedroom with double garage only 5 miles away for only 5% more on the asking price.
Never intended to get a lodger but when the going got tough with repairs and furniture needing replacing the £70 a week came in handy...0 -

Humphrey has said though he's happy on his own and doesn't want lodgers.
Us Grumpy Old Men can do without sharing and having someone leave the top off the toothpaste and dirty knickers in the sink.
