Solicitor's bill has come through - OMG!?!?!

Stop calling them a solicitor, as you wont have an actual solicitor acting for you. SOrry but most people think they have, and are paying the same fee as solicitors charge, but they don't have one.
You don't half talk twaddle :wall: How can you tell someone to stop doing something as if they're wrong when you haven't got a clue who they're dealing with.
I can go on my solicitor's website and see everyone's faces, qualifications and their position in the firm.Everything that is supposed to be in heaven is already here on earth.

Depends - on our rcent purchase all our contact was with an actual solicitor....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

Sorry I didn't come back last night there was SO much paperwork to work through.
Basically the completion statement we received had the Stamp Duty on and I've spoken to them about that and they are sending out a FTB declaration.
In addition was a search because of a access and who owns it, it didn't seem to explain what they had learnt from this,
The searches had the word "estimated" in front which annoyed me as they have all the results... how can they not know how much it'll cost yet?
I have a few questions I need to ring and talk to them about mainly about what is outstanding, do we need to sign the SDLT form even though it's saying we'll pay X amount on it or do we need to wait for the FTB declaration.
I noticed in the paperwork was a letter from their solicitors saying that the vendors wanted to complete by a certain date (in like a few days time) and it really annoyed me because looking at the dates on the letters their solicitors seem to have been rather prompt and there are weeks between our solicitors letters to them in reply.
We've signed everything and written a cheque for the deposit which is on standby to go after I've spoken to the solicitors and clarified everything.
I stand by what I said though and will no longer to speak to my OH until I can read everything throughly! The bill is looking at about £800 odd instead of several grand now. Thank goodness.0 -
Conservatories shouldn't need Building Regs. Is it open to the house or are there doors? Is it very big?
Nor would a loft conversion if it isn't a proper room and included in the price of the sale as a room, iyswim.
Searches and disbursements nearly always seem to be about £500, so that's where I'd expect your bill to be. Indemnities on top, of course, if the vendors are not paying, but I'd query whether you need two of them!Everything that is supposed to be in heaven is already here on earth.

Our total conveyancing bill was about 900 quid as FTBers.
As you say they added 1.7k on extra taking it 400 quid shy of 3k.
I'd say solicitors fees of 700-1300 are about the norm.. depending on what you get done i.e. chancel, liabilities, any other things....0 -
Guys, is it mandatory to have the Chancel Search? Many websites claim this is not necessary at all.
The property we're buying is in London, if it changes anything.0 -
It is a matter of interpretation of the Council of Mortgage Lenders Handbook.
My take would be that if you are getting a mortgage the Chancel issue has to be covered and I deal with this by routinely insuring (which is cheaper than the cost of a search). Some solicitors would disagree about it being necessary.RICHARD WEBSTER

I had this discussion with my OH that I would rather get the insurance for peace of mind (£14!) even if it was such a ridicilously small chance of it actually happening.0
