Solicitor's bill has come through - OMG!?!?!

I just got a very harassed phone call from my other half.

The mortgage we went with had a product fee where they would cover our legal fees, standard telegraphic fees etc leaving us to only pay for the searches, registration etc.


They have sent us the bill and it's like nearly £3k! I haven't seen it for myself but I've been told it includes:

* Stamp Duty - We're first time buyers and the house is under sd threshold. Exempt right?
*Legal fees - These were supposed to be covered by Nationwide!
*Chancel Insurance/Indemenity - When we already knew that we wouldn't need this and told them.
* Local Authority Search - This is coming up at £173+VAT when I know our area only charges £50!

We were also advised before ANY charges were added they would inform us. When I spoke to them on Monday they said that we were fine, no other charges etc and then all of a sudden this!

I can't see the full extent of it at the moment but OMG...

    In the initial contract you signed did it state a figure?

    Give them a ring as soon as possible to clarify the situation.
    No you shouldn't be paying Stamp Duty if you are both first time buyers at £172k.

    Are they claiming the maximum to stop the risk of an issue at completion, and then refunding the partial amounts back?

    I would keep cool. There will be a reasonable explanation for most of it.
  • Argh, the worst thing is I've tried to call the blinking solicitors just so I can ask what the bill is and they won't even answer the phone! Such poor service.

    Plan
    1) Get most competitive Lifetime Mortgage (Done)
    2) Make healthy savings, spend wisely (Doing)
    3) Ensure healthy pension fund - (Doing)
    4) Ensure house is nice, suitable, safe, and located - (Done)
    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)

    Would it not be sensible to chill out, wait until you get home and read the bill for yourself.

    Then, tomorrow, having chilled a little, call the solicitor and ask him/her to walk you through the items and you can discuss if it's right or not.

    LOL. I have done. They said "Oh, are you? We'll send you the declaration."

    That's £1700 odd knocked off straightaway....

    I rang and said I was a little confused about a few things (Calmy may I add!) and it looks like my OH has read things wrong again...argh. I wish he'd let me read these things and not doom and gloom them over the phone to me!

    We've just had the same. H opened the post to a mortgage redemption statement with a £7500 early repayment penalty. I nearly died!

    Phoned them up, if we complete the day after, it's zero!

    Don't worry, I know the exact feeling of having your
    Heart in your mouth even when you know it's wrong :)
