    Basically they deserve to go, if you dont want to confront them about it and have altercation then warn them that they have 24 hours to get out otherwise you/someone will be ditching all their stuff outside and changing the locks etc.

    Their behaviour is appalling and you shouldnt have to put up with this!

    Turf them out, at the end of ther day if the try to sue you and you dont have assets what can they take from you, sweet FA...

    Or maybe you could have a word with someone that would do it for you, nudge nudge wink wink, that way your not involved but obviously your friend doesnt want to see you with this upset...that way your in the clear...

    Sometimes you have to do things that are supposed to be out of bounds!!

    Its inlikely a pot smoking person gives a $hite about whether the rents paid or a CCJ and are more interested in spending 30 quid on a bag of weed....

    ..and make things a whole lot worse for yourself in the process. OP needs to demonstrate "reasonableness", even if L does not seem to be doing so.

    They may not initially "give a s***e" about being hit with a CCJ over the non payment of rent due but they almost certainly will do when they find it impacts on their ability to get somewhere new to live or to obtain credit.

    Then please change all the locks, as you can't trust someone like this not to have copies of the keys.
    Daughter has got to sot stuff out with the council as well! She is a full-time student and can provide evidence of this to the council, so they should really be chasing the other person for any council tax owed.

    Threats of any sort = RING THE POLICE and ask the lodger to leave.

    The police will (should) assist even if it's only by standing there.

    If he is smoking weed in the flat report him to the police, it's illegal and even if they only urn over his room and have a word with the eejit it will be on record should there be any threats of court action of any kind.

    He's clearly a serial W*nker and has obviously done this before. Round up some friends go around and TELL him to get his things and leave there and then either via the window or door it's his choice.

    Do not be intimidated by him that's what is allowing this situation to continue.

    Kick him out change the locks AND give his details to the police should he decide to damage the property afterwards so they know who to look for.

    Tell me where you live and i'll come round myself and do it!

    If I thought that would help I would come with you, the guy is a scrote but I recommend do everything by the book, or be on holiday when someone robustly explains the situation to him in a manner that leave no option for misunderstanding.

    My daughter was in EXACTLY the same situation. As a student resident landlord, she (with our help) drew up a tenancy agreement, which was flouted by this one girl. The other two girls had their rent paid directly by their parents (wise move).
    This girl started living in the flat, didn't return to Uni, went onto benefit. Didn't pay. Threatened court, as she was Scottish, the flat is in England.
    Daughter gave written notice. Lodger and other lodger (doing Law!) took it to CAB and Uni advice centre.

    ALL AGREED... the tenancy agreement was extremely fair and over the rights of the LODGER as the landlord is in residence and has different rights than a landlord who does not live in the property.

    Bad atmosphere especially as the four of them had been friendly the previous year in Uni halls.
    Lodger did leave, left goods and chattels, which were put into the garage and lodger given a further month to clear them.
    Everything was put in writing, with a copy to the lodger's parent's address (in Scotland) who had signed the tenancy agreement as "guarantor".

    She did leave. It was awful emotionally especially as my daughter was studying and only 18. Yes we helped, but she had to do the legal part as she was landlord in residence.

    If the tenant does not move out as soon as the period of notice is up your daughter can change the lock (giving the lodger advance notice in writing that the lock will be changed on that date), give notice about goods left behind, keep the deposit until lodger and goods have gone.

    Tell us what happens.

    The CAB and police will advise your lodger that she has no rights to tenure after the due date and will endorse your actions as reasonable and lawful.
