It's not a daft question... I wouldn't have a clue how to buy a house! lol.
No the agency charges you a fee to hold the property so they don't just rent it to the next person who walks in, and do references.
They all have different criteria etc and you seem to get checked every time, and pay the fees every time. Biggest fee not including rent and deposit I've come accross was £325.
Some agencies/LL's are happy with people on lower incomes who get HB top ups as long as you can pay the rent up front every month, some are happy to get some from you and some from HB later in the month if it's too much to pay outright, and very very few will take people who are unemployed and on full HB. Oh and lots here want you to earn at least twice the rent every month. Which would be fine if we needed a one/two bed flat
ETA: I do realise that having children is my choice and I shouldn't moan about it.

Ah I get it. I guess you don't get the fee back if they're not happy with the references either. Seems a really big fee though - do references take ages to come through?0

I don't think it takes long. It's been a while since we did it, I've been here for a few years, my current landlord very kindly took me on in spite of be being on full HB and on my own with the children at the time. He can't complain either way I don't think we've been any trouble, can't be doing with partying or being a nuisance.Mum of several with a twisted sense of humour and a laundry obsession

I had a MW appointment this morning.
DH will possibly be a hint annoyed at me when he gets in- he's more worried about bloods than I am (it's really unlikely to be a problem!) and has banned me from doing any work in the nursery. Well, I haven't, but it's boring..... I want to paint as well! I woke this morning at 0500 in a panic trying to get ready for work til I remembered the MW appointment- but was up anyway. I've now lifted the old carpet, moved all the wood from the desk and cupboards we dismantled, and tidied away all the wallpaper DH had scraped off. I was bored...... and I hurt less in the mornings!
MW says everything fine, bump measuring exactly on the mark, and everything looks alright. Was vague when I asked her about the extra blood during labour I'm supposed to get- I think maybe that's better discussed with the hospital? Mentioned the bruised feeling I have below, and she told me I likely have mild SPD, but unless I'm crying and unable to walk, they'll not do anything with it. Told me to get a support belt, which I will, when I find out where the one I ordered has went to!0 -
Delain, could you find an extra months rent on top. You could use that as bargaining - This is our income, this is what we have been paying in rent and managing it and have glowing references to prove, and I'll even give you an extra months rent as a "rental deposit" on top of my damage deposit. Make sure they offer this to the LL, even if you "fail" the references, there are ways around it and ultimately it's up to the LL not the agents.
Lirin, tell DH that MW was happy with everything when you went so no harm done ;-) Also see if there is a physio group session near you, you can get belts etc for free just by going.Bump due 22nd September0 -

Oh believe me, they won't do anything if you ARE crying and unable to walk either! Not sure if there is anything much they can do to be honest! Hope your belt helps once it turns up!
I called the midwife back - the call centre had passed my details onto delivery suite instead of the midwife! I'm fairly certain I don't need delivery suite yet! So back to waiting for the midwife to call...0 -
