i think the agent thought the doorbell and surgery pics would appeal to some people. i did think the pics looked zoomed in, so will see about getting them changed.0 -
Fix the price or offers around. No one will offer over in this climate unless you have a diamond bathtub or something similar! Offers over puts us right off as often means the seller is being unrealistic, better to fix the price at higher than you have with a view for someone to offer 5-15% under.
Photos are a little bit odd and do not show the property to it's potential - very dark and make the place look small, clearly taken by the agent and not a proper photographer. Either get better pics (you can pay specialist schedule makers to do the pics etc - the big city firms hire these so they give the properties the best chances) or change agents because your property is not being done justice! you are in a good location for first time buyers that need to commute between the two cities so you really need to grab them. If you re-do the pics try and sell a lifestyle, helps buyers picture themselves there. Hope this helps!0 -

It's Scotland - that's mainly how property's marketed there. Don't think that would put people off. Have known them to still make offers on an 'offfers over' if there are no notes of interest after several weeks.

Okay, my opinion... agree, lose the pics of the doorbell and the surgery notice on the door. Also lose the hallway pic. Nice to have the hallway, but red carpet is never going to be a selling point. Is that an organ or mini-piano type thing in the hall? It's a strange angle to be looking at the front door. Couldn't they take one from standing in the doorway? I'd lose it and rely on the floorplan.the organ has now gone and weve rearranged a lot of furniture due to the near arrival of a baby.
The sofas/chairs in the lounge are all too close together. Lose the guitar, lose the table and bits and bobs, and fishtank (mind the poor fishes!). Could the two chairs face the sofa? Coffee table in the middle or something?our EA actually told us to keep the guitars out!!(were not too happy with our EA in all honesty)
Looks like the EA has walked into the middle of the room and clicked the photo. Take from a doorway so people can actually see the room. The room sizes aren't too bad, but I only looked at them so I could tell you it was small and would have trouble selling. I was surprised, and, tbh, most people won't get that far wtih those photos and no bathroom on the floorplan.
Are there no wall cupboards in the kitchen? That pic looks to me like there are only 2 or 3 (at a push) cupboards in that kitchen.there are another 6 cupboards on the right hand side of that photo. I don't dislike that shade of green, but it is dark for a kitchen, and not everyone's favourite kitchen colour.
Bedroom fine, albeit rather bland. The dark wood unit makes it look a bit old fashioned , all our bedroom furniture is 1920's so it is rather old fashioned!- is that some sort of clock on top of it? Would be better out of the picture. Can do that
Kids' rooms are kids' rooms. You either change it completely - single bed, maybe a picture, neutral walls and curtains, or you leave it. It's just not a great pic and focuses on one corner of the room again.
The bathroom is very small by the looks of it. Is that a half size bath?its a 3/4 size bath, the bathroom is small, but weve put a sliding door on, to make it feel bigger I've worked out there's a shower from the hanging lead and screen, but it would be nice to show it. have put a new shower lead on Would definitely have cleared away all the bottles and things (not so) hidden down side of bath. The sink overhangs the bath. I'd be thinking it was a minute bathroom.will clear away everything
I think a lot of the probs lie with your EA. He's no David Bailey, is he?! It looks tiny from the outside and the pics. The room sizes say otherwise. Personally, I don't think people will get as far as looking at the sizes.

Offers over disappeared when the bubble burst, it seems to be making a come back though this spring. From watching properties most of them revert to fixed or offers around after a couple of weeks however, I don't think people want to get into a bidding war - certainly puts us off and friends we've spoken to, and our estate agent advised us not to bother with OO (big Edinburgh firm).0 -
The picture of the door bell and surgery door are very off putting.
All your rooms except the bathroom are a decent size but the photos make them look smaller than mine (which are tiny).
The guitars are an unnecessary distraction.
What planet is your EA on???0 -
The photo from the front of the house make it look like a 1 room building. Is it possible to take a side view? Presumably the bungalow stretches out the back to fit all the rooms in?
