Get the bathroom added to the floorplan, for a start. I went straight to that before reading the sizes (as most people would do). Is it where the boxed bit is on the left with nothing written in it?
Do you have any sold prices to compare it against? I have no clue as to the Scottish property market, but would have thought it'd be way under that sort of price. Obviously I have no clue as it's saying it was valued around £130k! Could get something of similar size in a not so bad part of London, so that does surprise me.
Is there any off street parking? Does it not have a garden?
How long has it been on the market for?
Good luck.

Nowadays its usually down to price, you don't say how long it has been on for.
As for the pictures, They are very uninspiring and don't grab the viewer and it is difficult to see what you are getting for your money.0 -
Photos aren't the best - what are the 3rd and 4th ones supposed to show me?My debts at 11th April 2011:
Virgin Credit Card - [STRIKE]£1,900[/STRIKE] £1,500 (21.1% paid off)
Nationwide Authorised OD - [STRIKE]£2,000 [/STRIKE] £1,500 (25% paid off)
Student Loan - exact amount TBC but circa £5,000
I'm on the road! :T0 -
Is it on the ESPC or GSPC, or only on Rightmove?0

The photos are really poor. They seem "zoomed in" too far, so it makes the bed, sink etc look massive - and thus the rooms tiny. It also makes your place look incredibly dark. A couple of them, as tleefox says, are just a complete waste of time...0

Ok first of I dont understand why there is a photo of a door bell?
Dont like the photo of the door saying surgery 1
Photos of the hall and living room are very dull, also maybe take from a different angle?
Bathroom looks a bit cramped with the sink overlapping the bath, mayb declutter a bit
The property brochure just didnt grab me at all, with no mention of parking or garden etc
Sorry if this is way harsh but just trying to give my opinion0 -
hi
we dont have a garden with the exception of the front, but the land you see to the right hand side is ours so plenty off street parking, theres also a shed.
we are a 2 min walk from a train station which is a 30 min commute to either glasgow or edinburgh. it is quite a sought after area to live
2 bed semi detached bungalow not far from us with a very small garden sold 2 months ago for £120,000.
funny enough the estate agent just called with a viewing for this thursday!
edit weve been on the market since the beginning of March.0 -

Okay, my opinion... agree, lose the pics of the doorbell and the surgery notice on the door. Also lose the hallway pic. Nice to have the hallway, but red carpet is never going to be a selling point. Is that an organ or mini-piano type thing in the hall? It's a strange angle to be looking at the front door. Couldn't they take one from standing in the doorway? I'd lose it and rely on the floorplan.
The sofas/chairs in the lounge are all too close together. Lose the guitar, lose the table and bits and bobs, and fishtank (mind the poor fishes!). Could the two chairs face the sofa? Coffee table in the middle or something?
Looks like the EA has walked into the middle of the room and clicked the photo. Take from a doorway so people can actually see the room. The room sizes aren't too bad, but I only looked at them so I could tell you it was small and would have trouble selling. I was surprised, and, tbh, most people won't get that far wtih those photos and no bathroom on the floorplan.
Are there no wall cupboards in the kitchen? That pic looks to me like there are only 2 or 3 (at a push) cupboards in that kitchen. I don't dislike that shade of green, but it is dark for a kitchen, and not everyone's favourite kitchen colour.
Bedroom fine, albeit rather bland. The dark wood unit makes it look a bit old fashioned - is that some sort of clock on top of it? Would be better out of the picture.
Kids' rooms are kids' rooms. You either change it completely - single bed, maybe a picture, neutral walls and curtains, or you leave it. It's just not a great pic and focuses on one corner of the room again.
The bathroom is very small by the looks of it. Is that a half size bath? I've worked out there's a shower from the hanging lead and screen, but it would be nice to show it. Would definitely have cleared away all the bottles and things (not so) hidden down side of bath. The sink overhangs the bath. I'd be thinking it was a minute bathroom.
I think a lot of the probs lie with your EA. He's no David Bailey, is he?! It looks tiny from the outside and the pics. The room sizes say otherwise. Personally, I don't think people will get as far as looking at the sizes.
Good luck! Hope that's not too critical!
