    Upminster is 18 mins from Fenchurch Street on the direct train, it is is a leafy safe suburb with one of the lowest crime rates in London and the largest residents association in the country as we like to keep it that way.

    Avoid Barking, Dagenham West Ham etc, they are closer to London but if you are white you will stand out a bit.

    I am white and have lived in Barking for decades. Yes, it is very culturally diverse and that is one of the things I like about it. The BNP did try to gain a foothold here but they were spectacularly unsuccessful.

    I was very keen to move a few years back because Barking became rather dirty and run down but it has now improved greatly.

    And we have a Nando's!

    I live in Forest Hill (SE23) when we were renting we had a large 2 bedroom flat with parking and garden for £725. I am sure prices have gone up slightly however it is a descent area and about 15 minutes from London Bridge. Worth having a look at least.

  • Not sure what all these anti Barking and Dagenham posts are about (probably from people who have never actually lived there!). I am a born and bred (non white!) londoner, I have lived in Islington, Barnet, Waltham Forest, New Cross and Barking and Dagenham, and Dagenham is just fine.

    Like absolutely ANYWHERE in London, it has it's good and rougher parts.....but as it's considered a 'suburb' it doesnt have the relentless noise of sirens/pub fights that some boroughs have, nor the litter, homelessness or 'cramped' feel. It has very few clubs (only open thurs-sat) and the pubs do not have late licences. It doesnt have a 'gang' problem like some boroughs, i believe in part because it doesnt have enough of those places (high rise blocks, drug outreach centres etc) that attract gangs. Barking and Dagenham got hit hard when Ford closed, but it was a town of workers, and that work ethic still exsists, it may be row after row of boring looking 1930's pebble-dashed boxes, but everyone in those houses is up by 7:30 and on their way to work/school which is more than can be said for some other parts of London.


    As this is a site about money saving, I think with £700pcm your money would go quite far in Dagenham. It also has three tube stations (becontreee/dagenham heathway/dagenham east), a huge Asda, 2 tesco extras (one in Barking, one in Rainham), and the usual Aldi/Lidl etc, the local authority are not under the pressures of some more central london councils like Islington/Hackney/Camden and so when you ring up, you actually get to speak to someone, you can also email staff at personal email accounts and get a reply!!.


    However, if you are working in Fenchurch Street and commuting time is an issue, I would say stick to areas on the C2C train line. The C2C network is a fantastic train service, and i honestly feel they have the cleanest, best maintained trains in London. Someone has already mentioned Upminister which is very nice, as are surrounding areas such Hornchurch.

    If you can, take time to consider the number of changes you will have to do in rush hour. A lot of people have suggested the central line areas such as Wansted/South Woodford, but then you would have to change, (probably at Mile End Station) which is painful between 0730 -0930 in the mornings, and of course, increases the chances of you being late for work because of delays......
