    It's good value for the area, but that tends to make me think it isn't going to be a great estate. On the upside, its minutes from the city, and will be walking distance to Fenchurch St! So again, depends on what you are really willing to compromise on.

    It's next door to the St George's estate, which definitely ain't pretty, but when I worked in the City a lot of the new graduates lived in that area and it seemed OK. I'd agree that the OP needs to do a lot of his own legwork though.

    Not a perfect area, but close enough to walk and outside the C-Zone. You take your chances with private landlords, but as one myself (and a good one I hope) I think most are pretty good.

    Remember at this price you are fishing a little at the bottom of the barrel, so be realistic in your expectations! But, there are still nice basic places if you have the patience to look. Also there is massive demand in London, so be ready to make quick decisions. Good luck!

    Don't worry - I'd probably be property surfing anyway, I am just doing it now with a bit of purpose!

    That flat is slightly cheaper than perhaps others are in the area... so I'd apply my own rule above. Be dubious about it being a scam. However, it has a phone number, the spelling is good, so it's less likely to be. But bear it in mind.

    p.s. I can't rank areas for you, as I don't know them all well enough. I only know E1, E14 (Canary Wharf, expensive) , E11 (Leytonstone, I've given you my thoughts), and the inner west (W12, W11, W14), which is probably a bit pricey for you.

    Another postcode map, this one showing the corresponding towns, etc to their postcode:

    Note the ones on the edges may fall into other areas too. Woodford, for example, stretches into Essex and wouldn't have an 'E' postcode. I have friends there with IG postcodes (part of Essex).

    I've lived in SE3, SE10, SE9 and E4 if that's any help in the future...

    You could consider south if the trains go into Cannon Street. That's not open at weekends though, I don't think, and the times are slightly more restrictive at night. My last train back to Eltham from there went at 6pm-something. You could get a bus to London Bridge though and travel home from there if living south.

    Normally the flat simply doesn't exist. They take some nice pictures from somewhere else, then you engage in some long and detailled email correspondance where they give plaustible reasons for not being able to meet. Or that they will have to travel from x location, so will only do it if you are serious blah blah.

    Then comes a request for you to transfer some money to someone you trust, just send them the Western Union confirmation slip, as this proves you are serious and have the money. Then they take the slip, collect your money (not sure how this happens, but the number on the slip seems enough) and then you never hear from them again.

    The person will be overseas, and probably won't speak to you due to poor or accented english. you will find them easily in gumtree, and you won't fall for them I promise!

    The more elaborate scams with flats being double let are much harder to pull off, and therefore much much less common. The simple WU scam above is the main one, and is very easy to avoid. The worst may be a few wasted emails, then you suddenly get the WU email and realise you are wasting your time!

    As far as neighbours go, there is no guarantee, I'm afraid. You'll never know for sure what they're like until you actually move in. You can knock on doors beforehand which might give you some indication (bear in mind not everyone welcomes this - I really hate strangers at my door, especially when I lived on my own!). Or you could ask in local shops or check out the police crime stats to see if the road you're looking in is of particular concern.
