    We're looking for a house at the moment - I'd expect to get the £215k house for just under £200k. Your price of £275-300k would put me off as it sounds unrealistic against the £215k house, but I'd be looking at land reg figs to see what other have sold for and knocking off 10-20% from peak (Summer 07). Sorry, hate to sound really negative but there's a massive disparity between sellers prices and what buyers are willing to pay at the moment - you only have to look at Nationwide/Halifax/ Land reg average price against rightmove.

    I'm afraid with all those comparables that you have given and the stamp duty threshold, you have got a cat in hells chance of selling. If you want to sell then you need a fantastic presentation on RM with great pics and a price of no higher than £259,995 fully expecting the be offered under £250k but hopefully, if it's as good as you say, no lower than about £140k. Obviously if you went at £249,995 then you'd definitely get interest I'd say.

    It all boils down to how keen you are to sell.... remember, if you sell keenly you're then in strong position to buy just as keenly if not better; but if you're in no hurry then sit tight and wait, bearing in mind that once the holiday season is on us the market traditionally dulls and if we get an interest rate rise late in the year...?

    Truth is - if your house is done up how you like it, others might not and would prefer to pick their own stuff.

    As for air-con, I've never seen a house with it, never heard of anybody in the UK having it - and I'd certainly not want it. It's an overhead cost (running + maintenance) that's not needed when you can just open a window, or use a de-humidifier or simple fan heater on the few days a year it might be hot enough to think "bugg4h it's hot today".

    You've all confirmed what I knew anyway. I don't need to sell the current house to buy the new house, but I don't need two houses! I am reluctant to let it go for a steal.

    However, that being said... if the market is only going to get worse, then I may just wait awhile before I put an offer in on the house I've had my eye on for the past 6 weeks. Patience is a virtue I've been told and I have plenty of it! If I'm realistically only going to get a maximum of £250,000 for mine anyway, I may as well wait and see if the new house sells and if not then start offering silly money.

    I've personally not met anyway who has not enjoyed our air-conditioning over the hot summer spells we've had over the past few years.

    Everyone is different though and I'm sure some people would never dream of adding it to their home. I could not live without it!

    It sounds like there are plenty of alternative properties that could be had from £200k upwards. I'd consider that £215k house could be had for £200k, just redecorated (no expenses like new fence, air conditioning etc) and offer most of what your house has for a whole lot less. The things you consider as adding value are double edged - a large garden could be a burden, air conditioning an expensive waste if the buyer(s) will be at work all day.

    I'm not sure if others would agree, but I would also look at your range of "£275k-£300k" meaning offer less than £275k, and probably no more than £250k to avoid the higher stamp duty rate.

    To add my tuppence worth - a lot of people probably aren't even looking at your property when searching Rightmove because it is in the £250k + bracket for stamp duty. Depends how desperate you are to sell, but put it up at under £250k and you will have a lot more interest.

    On the flip side, our house has been on the market for almost 3 months and we have had 2 viewings, and we are competitively priced. Unless you are willing to slash the price, I'm afraid it is a case of being patient.

    i always look at the 270k range and think they are chancers..i would never offer above the 250k stamp duty level because of the market and the way people are expecting people to pay their debts via stupid asking prices..its sold prices in your area that matters,find out them..

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
