Hi,
It has been 3 weeks since my house went on the market. We haven't had any viewings and the estate agent says there's been some interest but no one wants to view.
We have the house priced at offers between £275,000 - £300,000 for the condition and plot size. We are a semi detached, large garden to side and back of house, garage, drive, new fences, air-conditioning, extended stairs leading up to the house and extended kitchen in excellent condition. HOWEVER, exact same size house down the road (minus kitchen extension), mid terrace, no drive, fair sized back garden, a little unkept, no garage and looks a very tired is on at £214,995.
There are other houses in the neighbouring streets (all same design as ours) and they are ranging from £214,995 - £250,000.
There is a 4 bed semi (extended into the loft) no garage and a tad tired up for £305,000 (and has been for over a year). A 4 bed mid terrace (extended into the loft) with a drive and not bad looking on at £250,000. A 3 bed end of terrace with drive in good condition on at £246,995. 2 that are 3 bed mid terrance, no drive but not bad condition on at £235,000.
Now, the question I have is a simple one... if you were a buyer, would you not just buy the house at £214,995 and add a drive, put up a new fence, add air con, put a new kitchen and bathroom in, re decorate and then have the same house as ours but for a hell of a lot less???? Minus the garage and semi-detached part of course.
Am I going to have to accept that no one is going to pay over £275,000 just because of all the extra things that our house has when in effect it is the same square footage as all the rest (bar the kitchen)?
How much extra (if any) is our house worth?? Should we offer to pay the extra 2% stamp duty? Or should we just wait for the 12 weeks with the agent, then take it off him and sell it ourselves for £250,000?
This is the first house I've sold and as we're the only house (land and extras) like ours I don't have anything really to compare it to.
What do you experts think??

I don't know if I NEED a quick sale, but how do you know how long a house should be on the market for and what is a fair price????0

Doing work on houses is no longer an option for many buyers. In the past you could do work and remortgaged but very hard now. Houses that need irk need a lot of cash upfront so don't be too put off.June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

We're looking for a house at the moment - I'd expect to get the £215k house for just under £200k. Your price of £275-300k would put me off as it sounds unrealistic against the £215k house, but I'd be looking at land reg figs to see what other have sold for and knocking off 10-20% from peak (Summer 07). Sorry, hate to sound really negative but there's a massive disparity between sellers prices and what buyers are willing to pay at the moment - you only have to look at Nationwide/Halifax/ Land reg average price against rightmove.0
