just a thought, but will the report they have purchased be exactly the same wording as on the original one or would the surveyor have altered it a tad in connection with the SE report findings?0

Solicitor doing all searches now etc, on the form they have sent me they are saying lender only accepts AST agreement and for me to send them a copy, do i send them a copy of the agreement i have now even though the original years rental period has expired and the tennant is on a month by month, she may be leaving in a couple of months, then I will be advertising the property at the higher price, or do i send them a new tennancy agreement which i will use when i get a new tennant? very confusing!0

I would just send them a copy of your standard blank AST - unless they have actually asked for confirmation of the tenant & a copy of their actual signed agreement.
Double check with your broker - but thats what I would send in if it were myself.

thanks Holly will get my broker to check with them tomorrow, aldermore are aware how much rent im getting and when the tenant leaves the rent will go up to the £6000
