Ive been following too.. I have a problem with the definition of 'lettable' in my valuation report which apparently means I have to have services connected... Its a repossession Im buying so the electricity is disconnected (other services I can switch on at the property)...Halif__ are insisting services are connected in between exchange and completion in order to pull down the mortgage, but I cannot legally set up an account and arrange without proof of ownership....

I am not normally a pessimistic person but I keep thinking of all the things that can go wrong. The lender was warned (and we have it in writing) not to instruct the valuation purchase from previous survey if there was any doubt regarding the structural issue. I missed a call from the surveyors on Monday, they left a message for me to call them which I did today (wanted to give the lender some time to underwrite other paperwork) when I spoke to the survey co they told me the new lender purchased the survey MONDAY, so hopefully thats a good sign?? My (hopefully last) worry is the rental income, but if that is an issue I shall simply increase the rent next month if possible as my tenant is on a month by month, rather than increase when I adveritse for a new tenant. Tenant has advised she wants to stay an extra month or 2 now.0 -
Champagne is still on ice, not popping the cork yet! Just had call from broker the rent income is satisfied, they just need last couple of weeks wage slips for partner (his boss sends them to employees in bulk every couple of months or so, so we have had to ask boss to get them sent, which he will do today/tomorrow) and then they will issue mortgage offer!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Phew not breathing out until MO is in my hand!!0

partners income now verified, now one last bloody hurdle (i thought we had had all of them) the survey which was purchased from original surveyors was sent thru on residential paper instead of buy to let so they are having to resend report on buy to let paper which should be done tomorrow, i hope that will not start to open further cans of worms. am I panicing for nothing???? I presume the report will read exactly the same on the buy to let paper?? surley they would of read it and okayed it on the proviso its sent on BTL paper??? hope that makes sense!0

still fingers crossed for you. I got the valuers report changed so my property no longer needs to have services commissioned... however we are ready to exchange but my next hurdle was that NRAM needed me to have malicious damage insurance with other conditions too. I have organised this and paid extra for the cover!!! HOWEVER they now want it actually written on the policy certificate, they wont accept the policy documents as proof that says all these things are now in place and covered.. My problem is that all Insurers certificates are apparently approved templates by the FSA and cant be changed in the way NRaM want ... we were supposed to exchange on the 13th (their conditions/deadline), and we have already incurred extra cost with this 48 hour delay, if we dont exchange tomorrow we have to pull out and end up losing £1k as we will have only days to do the work (between exchange and completion) which is tight and we dont want to risk losing our 10%. We were buying this property to try and help provide for the future requirements for our 11 year old son with additional needs and we have met every single requirement thrown at us by the lender and used all our savings. It is heartbreaking and so frustrating to think we may have lost everything as a result of NRAM not accepting the 'legal' insurance documents ... and changing the goal posts every day... Im still in shock.0

by the time this is done i will be white haired not grey! Valuation now in and is being checked, I thought they would of already checked it two weeks ago even though it was on residedntial paper and not buy to let, just hope they are not going turn it down due to historic movement ......0
