The surveyor (with regards to the mge lender) does have the last word - have you asked why he feels uncomfortable in accepting the SE's report and comments ?

Def declined as surveyor wont commit, waste of time getting SE report done
broker going to claim money back for SE report.
I asked him Holly and he said he could not understand why, but he must know its because he wont commit. The broker is going to phone him.0 -
I now have no alternative but to transfer prop to my partner so he can get mainstream btl in his sole name. Solicitor will draw up a contract protecting me and also my partner in case I do a runner
. Prop worth around £160k mtg £88k. I have a default dated 2008 for £6k which is stopping me going mainstream for a loan taken out for my ex partner

No.. I meant what has the surveyor himself said with regards as to why he feels unable to accept SE's report and comments ?
Also ... with regards your default - have you thought about satisfying this ?
This may not open up all lenders - but may give you more alternatives on the high street with a satisfied default (and a valid reason for its initial registration). As it demonstrates to the lender, that although you had prev financial problems (if it was a case of couldn't pay as oppossed to wouldn't pay) - and that you have acted responsbily in satisfying this outstanding liability, now that you find yourself in a more stable financial position. (this may not be a viable option for you .. but just an idea to try & open up more avenues ...)

Thanks Holly, The broker is going to ring the surveyor to ask why he feels unable to accept the SE report, now we know what the reason for the decline is. When I remortgage I intend to pay off the default and hopefully mark my credit file with the reason why it was there in the first place.
The SE told me that where on his report he recommended the drain/gully tested/repaired if necessary within 12 months, that if the lender/surveyor wanted this doing before releasing the money he would happily oversee the work and sign it off, but we were not even being given this privilage

I see, you would need to satisfy this before applying to possibly open up an alternative High St lender who would consider you as joint applicants.
Hopefully .... your broker will pull the rabbit out the hat for you ... and you won't need to seek an alternative mge source.
