    It would be interesting then to know why the big difference between the 2 then.

    Unfortunately, Nationwide are pretty coy about their methodology so it's hard to say.

    Both are down YoY and there is a gap of less than 5% between them on the average house price in the UK. That's probably not bad considering the difficulty in pricing an asset class where every one is different and the market is illiquid.

    Northern biased index, so it continues to be grim oop north.

    I still fail to see how its grim up north, I live up north and have bigger falls locally and its far from grim, its actually great news! :beer:

    We have had a beautiful spring weather, should really have helped selling properties, and we all know the spring bounce factor and with all that prices are down 4.2 pct yoy. Oh deary me.

    But even they're not expecting any significant further falls.

    What a shocker eh. Haliwide are normally all too keen to predict falls. :rotfl:

    LONDON (Reuters) - House prices inched up in May but fell at their sharpest annual rate in 1-1/2 years, figures from mortgage lender Halifax showed on Tuesday, in a further sign of weakness on the property market.

    Thats a strange way of saying "bulls win!"

    I think it just goes to show how LOUD the numbers were this time last year... I was just hearing a lot of noise then, and its more of the same now... first there up, then they're down, what next... I dont see the movements, I see houses still priced as they were in 2007 NOT SELLING. I see keenly priced houses selling, and those trying to mimic 2007 prices quickly adjusting following a big fat zero on the number of viewings count followed by a more realistic asking price.

    Price realistically and you will see a sale, otherwise, dont bother.

    I certainly cannot see where the cheaper than last year houses are to buy, otherwise, ill be buying another one very soon, when we can find one! ;-)

    They just arnt really around, some houses are cheaper than they were, but that doesnt make them CHEAP. It makes it more desirable yes, but still not cheap.
    Plan
    1) Get most competitive Lifetime Mortgage (Done)
    2) Make healthy savings, spend wisely (Doing)
    3) Ensure healthy pension fund - (Doing)
    4) Ensure house is nice, suitable, safe, and located - (Done)
    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)

    Yes, September this year could see a fair change in the YOY if there is not a significant fall.
