    Your graph is plotting a similar, but shallower, course to the same time last year, come the middle of the year it will similarly plummet, further lowering the bar. There are no price rises, just noise.

    Huh, prices falling in winter and rising in spring/summer.

    Well thank you Captain Obvious for that remarkable observation.:D

    Although based on your logic, there were no price falls last winter either..... just noise.

    So stagnation it is.;)

    If they are rejecting a serious offer like yours then it would make me wonder how serious they are to sell. You may offer a bit more they accept and then they pull out at the last minute when you have invested more time and money on surveys etc. I'd have a word with the agent explaining that you doubt the sellers commitment to sell and want to look at other properties. They may suddenly become more agreeable then if they really are serious to sell. If they decide to accept your offer then make a condition on speed of contracts etc to check on their commitment. With your budget you will find another house if this doesn't work out.

    Nope.

    It's the perfect counter to show what is actually happening with prices every time some fantasy propagandist like Brit or Poppy claims prices are falling.

    I really could not give a monkeys where huse prices are going but Hamish, you are deluded if you think prices are rising.

    Just go on RightMove and see the history of houses for sale - it's most defiitely a downward trend and it's more likely to get worse.

    I think Spencer Dale may be on to something: "The Bank of England's chief economist has told the BBC there are "relatively hard times ahead"

    Yup, got feedback from the agent. Apparently, they insisted on 5k under their asking price( that's 10 k more than what we are offering), and after agent's 10 min chat, they step down a bit, still insists on 5k more than our offer price. Not anything less, no even 1 pound less. That's their word by word. We even suggested meeting in the middle with 2.5 k more, got rejected by agent. We are dissappointed and find them very unreasonable or unrealistic on the expectation, and decide to move on. Good luck with them finding a buyer then.

    Thanks all everyone for listening. We don't know where is our next dream house, nor how long our buyers are willing to wait... Fingers crossed!
