evansmummy i agree with you it is annoying. i think our EA must have vetted any potential buyers we had cos they always told us before they came that "they are in a good position they're ftb's with mortgage approval" "or they're in a good position they've just accepted an offer on their home"etc etc, what annoyed me though and this happened to us twice is we went to view houses up for sale only for them both to say "we're not sure we want to move now":mad: that riled me and felt annoyed at the wasted trips.
hope you do find a buyer soon though good luck xx

As it says really. I'm getting loads of viewers who are all interested but none of them have sold their house.
I've gotta tidy up (two toddlers make a daily mess) and arrange childcare all for someone who's in no position to buy

Update - For those unsure my definition of 'sold their house' is that they have an offer on their house that's proceeding or are sat in renting waiting to spend their pennies.

Terribly inconvenient is selling your house. I don't know why viewers can't just stand outside and make up their minds. Getting loads of viewers? You should be thankful.

I'm just fed up with people viewing our house who haven't decided what town they want to live in - the feedback we always get is that the house is lovely but they've decided on a different area. We're just part of their day trip out viewing all properties vaguely suitable in a 20 mile radius.

Your EA is probably convincing them to view. I often get pressure from EAs to view houses that I, for whatever reason, would not choose to. Even if they don't get an offer they get another notch on their viewing targets. I say no.

You are probably right. But as a seller, what can you do? - even if you have a gut feeling that it is a waste of time, there is always the small chance that it will come to something, and in the current market it is difficult to pass up that chance.

When I was an owner I only put my own property on the market after I'd found a suitable property to buy. It didn't mean I wasn't a potential buyer just because mine wasn't yet on the market. Maybe that's unusual but that's me. For me it's similar to walking into a furniture shop, I'm not there simply to look, I actually want/need some furniture otherwise I wouldn't be there. Window shopping isn't for me.

My feeling would be that someone who was moving "up market" would arrange to buy the house they were going to first - and THEN sell the house they already had.

I would say that people are likely to be a LOT more specific about "climbing the ladder" properties - than the first one.

When I bought my first house - about the only specific requirement I had was as to the areas I would look at and nothing much specifica at all about the house. However - going "up market" and knowing a lot more about houses results in being a LOT more specific and therefore one has to find the next house first. Otherwise one sells ones own house and looks for the "property with all sorts of specific requirements" to "trade up to" and then might find there wasnt a suitable one available at a suitable price - or even at all...

That way lies getting a place not "better enough" to warrant all the hassle and expense of moving.

I think no-one with any sense would sell their own first before going viewing the next one.

It also depends on how fast the would-be buyers house would sell. My own, for instance, would (even now) sell very quickly and easily.

FTB's that do not know how much they can borrow/ no mortgage offer
they are the ones doing my box in.

I go to view a house, i spend 30 mins if you are lucky looking round then put an offer in same day or next day first thing(if its what i want).

I don't really mind those that have not sold. Especialy if they note interest.
We are geting couple of viewings per week and its a pain as we have to drive to the property we are selling.
Think some people are also just nosey and have no intention of buying.
