Anyone else bugged by viewers who haven't sold?

As it says really. I'm getting loads of viewers who are all interested but none of them have sold their house.
I've gotta tidy up (two toddlers make a daily mess) and arrange childcare all for someone who's in no position to buy :mad:
Update - For those unsure my definition of 'sold their house' is that they have an offer on their house that's proceeding or are sat in renting waiting to spend their pennies.

Can you not tell the EA you are only interested in viewers in a position to buy??
At least they can whittle the numbers down for you and save the tidying. Not everyone would be honest to the EA though I suppose but its worth a go.Proud meowmy of four fuzzy cats

At what stage would you regard a potential buyer as having sold? Clearly you can't wait till they have exchanged contracts, but that is the point you can be reasonably sure.I am not a cat (But my friend is)0 -
I did think about that but I don't what to pi55 people off if they do eventually sell their place. It's just a bit disheartening really.0

I appreciate its annoying having to keep the place in "Show House" tidyness. I was doing the same, getting up 20 mins earlier every day to make sure the house was perfect in case the EA called with a viewing while I was at work.
Just silly things like making sure all the washing up is put away and the towels are away so the heated towel rail can be seen.
I then had a viewing request from someone who hadn't even put theirs on the market (never mind sold), but they viewed and offered. They then put theirs on the market 2 weeks later and accepted an offers on theirs a week later.
So it can still work out even if they haven't sold theirs yet.0 -
You have two choices
Deny viewings to those who haven't sold (a group which MAY include someone who is so wowed by your house that they put theirs up for sale immediately at a most attractive price, and sell quickly)
OR
Let anyone and everyone view (and possibly capture someone in the group mentioned above)
Option 1 could deny you your ideal buyer. Option 2 leaves you open to finding your ideal buyer (who may not seem ideal at first glance)0 -

I agree completely so am leting all and sundry in until it all works out no matter how annoying it is. This house selling/buying process is soooo frustrating.0 -

Hang on a minute. I'm sure you stated on a previous thread that you'd been doing just that. ie viewing and making offers before selling your current place. No?0 -

No. We sold our house then went to see a house and had an offer accepted before the valuation came through and that's when it all went pete tong!0 -
