Tenants & Landlords have a vast amounts of problems/issues with each other - without including property sales into the equation - (other than LL is selling prop i live in!)
I certainly think it is a good idea to subdivide.My posts are my opinion which is neither right nor wrong.0 -

I agree this forum would benefit from a buy/rent split. For the few topics which straddle that boundary, most posters would be able to decide which forum was best for them. The main downside I can see is that some message boards can end up with too many quiet forums, but the sheer volume of traffic here should overcome that.Been away for a while.0 -

As other posters have said, the request to further split the HBR&S board has been made before but there are area overlaps in many posts. It's not that hard to follow the board: However, Richard's point about the Scottish/Eng & Wales legal differences (again, raised some time ago) makes the most sense to me.0 -
Very few questions encompass both buying/selling AND renting. Usually they're one orthe other. Those that do could choose which board to post on depending on the question.
Just take a look now (whenever you are reading this) at the number of people viewing this board compared to the other boards. Most of those have several sub-sections.
In a less crowded space I think you'd get more posting that was of direct relevance to you and more specialist knowledge being shared.I'm not a lawyer, so this is just my opinion. Don't go acting on legal advice you get from a stranger on the internet!0 -

I'm pretty sure it's been mooted before when they had a big shake up about a year ago of all the boards and asked people then. I think they like it fast and don't want to dilute it too much - there are hundreds of boards and it could just keep growing and growing.
I remember when we introduced 'renting' to the board name, when renters were homeless here(!) and when the militant economists were given their own thread. Now they have their own 'secret' board, thank goodness because this board got very, very confusing and became nigh on useless for a while. It might be nice to separate, but then when this is our board, it might feel like it should be divided, but in the greater MSE scheme, they sit together nicely. How many 'shall I rent or buy' or 'shall I let or sell' threads do we get? If you put a thread like that into either board or the other, I suspect you'd get a different consensus from each board, yet you shouldn't post the same question in two boards. Also long leasehold, where does that sit - the law is Landlord/Tenant Law but only really applies to owner occupiers. The idea of three boards is bonkers, btw.
I'm also worried that rather than attracting 'experts' you would dilute it. I do buying and selling, but I've learned an awful lot from this board on the renting side - because they are together - so sometimes when it's quiet, which it can be, and I know the answer, I will post. Or I will ask some more questions so that the people who really know have the right kind of info when they get to the thread. And I am sure there are people who do the same from the other side, who have value to add - I don't know if they would cross over both. I won't bother with the renting board, tbh.
I like it fast, I can see from the highlighting where I last left off and I can pick and choose by hovering over thread titles. If the board feels quiet, I can lose interest.Everything that is supposed to be in heaven is already here on earth.
