Could you move the fencing so it is as narrow as is necessary only for access so they can not then park there without blocking each other in? And couldn't leave big bins on the land without also then not being able to get their cars past.

Well you can't let them sell a bit of your garden! You HAVE to speak to the EA.
Call the police and explain that you are so afraid of them,and all the history, then they will have it on file and can give you a sort of number so that of they kick off again you don't have to start from the beginning they can just come if you need them.Mum of several with a twisted sense of humour and a laundry obsession:o

You have no other choice but call the police first and do report the previous incident and threatening behaviour so it's formal and the neighbour will then know they're involved and to tread damn carefully. so ive just called the estate agents and yes they have been trying to sell my land as their own (describing their own parking space as further parking)
i am gob-smacked and have informed the estate agents of the correct owner of this land!!!
i am so cross that they would just treat us like dirt, this woman is my childs godmother and since its gone nasty has not even so much as smiled at him
anyway...am awaiting a visit from them this evening nowTROLL SLAYER......0 -
I am so sorry OP that this has happened. I just had the awful feeling they would do this,which is why I suggested you check. Its not uncommon and people often think they can get away with it - they would have too if you hadnt checked and a sale had gone ahead. You would then have got straight into a boundary dispute with a new neighbour who would be convinced THEY owned the land! Very expensive to sort out!
I do hope they dont kick off - but I DO think you should notify the local police if there is even a hint of trouble coming!
My very best wishes and I hope this situation is resolved quickly.

You've had some really good advice here.
As people have said, Right of Access means exactly that. Put out the bins, get the coal delivered, even wheel out their bike, but not treat it as if it is their own. You were doing them a kindness by letting them drive over your land. You've heard the saying 'give them an inch and they'll take a yard'. This is what they are doing.
It is really important to get it cleared up. Do the neighbours know what R of A actually means. Perhaps you could either compose a letter yourself if you are good at that sort of thing, send it recorded delivery and keep a copy. If you wouldn't feel comfortable doing that then perhaps the CAB would do it for you, or else pay a solicitor.
Also, please get the first incidence of assault reported to the police. They won't take action if you don't want it, but it is really important to get it recorded as an incident in case things escalate.
It's really horrid when this sort of situation arises, especially if you are of a peace loving and compromising disposition, but these people are bullying you and as you know bullies have to be stood up to.0 -
You really need to clarify whether they have the right of access on foot or vehicular access, as per the original deeds (yours and theirs). You can download their basic deeds from the Land Registry for £4.
I suspect that by fencing off part of your garden, you have given them the idea that they can just use the other section as they wish.
However the EA is obviously not keen either to find themselves prosecuted for false advertising or getting the problem escalated to a dispute which affects the sale.
You may want to demonstrate to the new buyer that this land is your garden by removing the fence for the duration of the sale process.If you've have not made a mistake, you've made nothing0
