Great feedback - thanks for that.
Agent coming back to photo garden again - the daft so and so originally photographed the back garden when it still had rubbish around so I wouldn't let him post those and he hasn't come back yet. I'll definitely chase that up. It is quite a small back garden but it's quite pretty - a bit Japanese in style with gravel and pebble "stream" thing.
Fancy me not noticing that they had not mentioned it was a cul-de-sac - a great plus point as you say.
Re the kitchen overlooking the front garden - yes it was great because the children used to play out the front with all their pals and we mums used to sit out there with our coffees whilst we ah-hem supervised their play.
When they were older some of the boys formed a band - literally a garage band. They would rehearse in mine and another neighbours garages - the girls would gather up all the deckchairs and sit on the driveway and be the admiring audience. Happy days.
Anyway - some good points raised there so I'll chase up the agent with them.
And no it isn't always that tidy - in fact this morning it is a tip.:rotfl:0 -
I forgot to say, the market at the moment isnt being kind to 'mid range' houses.
Unfortunaetly yours fits into this catergory. Low end housin is being snapped up by landlords & the first time buyers that can actually get a mortgage sorted.
High end £300k+ are being bought by people downsizing from £500k+
This leaves a bit of a gap in the middle. Not what you want to hear I know but what I would say is you are in the front running for potential buyers as you have such a well presented property. And as others have said, cul-de-sac, front facing kitchen etc are all plus pointstrainee millionaire (aka not there yet!)0 -
Yes Tink - you are right - it seems to be the mid-range housing that it sticking.
The big posh houses are flying off the shelves so to speak.
There is a lovely bungalow for sale in a very desirable location. When I say lovely I mean it has huge potential. I think it is a probate house, because it needs a fair amount of work.
However, it is in one of the best areas - a real case of worst house best street. I would love it. It was sold once but I notice it has come back on the market.
Maybe it has my name on it may be not.:D0 -

The right combination! Property is much easier to improve than location. If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
Hello everyone!
LL your house is well presented and all the rooms look a good size, although it only has one driveway space at least there is space out the front to park on the road with no opposing houses.
I personally wouldn't buy it because I like to buy houses which I can add value to, but that is my mindset. There should be many families keen to settle down there as it is ready to move into and perfect for the less DIY able.
It's good that it's on Rightmove as I feel that is the 'go to' property website and it's easy to filter for your requirements. Hang in there, you only need one buyer.
Anyway, I've been reading through for a few days and finally got to the end of the thread. Will join the challenge and fill you on on my position and plans shortly.

About me:
Aged: 34 1/4
Graduated in 1999 with a degree in Management Science (business statistics) and Economics and went into temp working before getting ill and being off work for 3 months.
Jan 200 net worth -£1000 and living with my parents, my neighbour offers me a job as an apprentice heating engineer which I felt had good prospects but started on £60 per week.
My boss managed to also get me a part time job after I had been with him for a few months. It meant working Saturday and Sunday but it meant £140 a week after tax. I managed this for 18 months before my boss wanted me to work weekends. Gradually getting pay rises as the years went on and having to work less for my money. Some weeks I could take home £1000 but never more than £28k a year. As the recession hit and a change of company ownership my earnings declined as well as the amount of time I spent actually doing my job.
Managed to save £27k for my house deposit which I bought in 2008. Fortunately with the drop in interest rates my mortgage payments halved which has allowed me to save a far bit over the last few years.
Married my wife last year but don't plan to have any kids. My OH works in HR and is quite career orientated and already earns close to me.
With the drop off in work it feels like I wasted a lot of my time watching Homes Under The Hammer and playing PlayStation. This time last year I decided to get my act together and start doing more to improve my wealth mainly because my impending emigration to Australia next year is fast approaching.
My big plan for 2012 was to earn £10,000 on the side of my normal job through doing private jobs but will probably earn half of that. Sell a lot of possessions, etc on eBay which has netted me just over £1000. To set up some other streams of income on the web which is progressing but not earning yet. I'm also studying for an Australian accounting qualification which should pay off in the future.
Excluding equity in my property which may be around £40k I have just under £50k in savings. I also have a car which I bought for taking with me to Oz which should hopefully make some money and sell for £15k.
I have long dreamt of being a millionaire and am realising that the older I get the harder I'm going to have to work to achieve that. Hopefully joining you guys in this challenge will help motivate me and we can all enjoy success

Hi to Kitten and MSM - nice to see some more newbies.
Enjoyed the potted Bio MSM - where in Oz do you intend to go to. Watching "Homes Under the Hammer"??? - hope you watched and learned at the same time.;) I love Martin's dreadful puns and the way they try to find "appropriate" music. Some of those music links are very tennous. They feature Derby a lot (my turf) - that's my excuse for watching..... I call it research:rotfl:.
Kitten - sorry to hear you suffer from depression but having a plan of action is the best antidote. We are a positive bunch on here so stay tuned.
Good news - I have been religiously doing my back exercises and am feeling much better now. At least I'm no longer walking around like an orangutan and my enforced rest means I now have a nice clean and tidy desk and my filing system is back under control.
Have a good week everyone - let's make lots of money.0
